For that reason alone I'm tempted to go with my second choice which is very similar and within the standard range of Austral bricks, unless I can bargain with Clarendon to give me my choice of PGH brick without charge. There are two configurations we're currently deciding between; rough changes are: - Design flipped to better suit our block - Replace Alfresco area with more living space (I don't have much use for the extra space now but you never know what the future holds) - Add Bedroom wall to close off the ensuite - Turn "Living" room into Home Theatre - Remove some windows - Replace double doorway in main bedroom with single doorway - Slightly wider W.I.R. Entry - 1200mm Front Entry Door We're also considering altering the main bedroom wall so that there is more space in that room however I need to discuss cost with Clarendon next weekend. It has been a long hard slog, however, we are finally out of council. We have had to add wall articulation in the form of two brick piers and some cladding attached to the brick wall between the piers approximately 5.2m2 of cladding. The quote was in excess of $2300 this seems very expensive for what it is. Re: Who's building with Clarendon?? 133Apr 13, 2012 7:38 pm Right, we originally had our Dalkeith 29 plans re-drawn like so: and we then flipped it around to better suit our block, with a nice offset on one side to allow a generous space for entertainment area or whatnot All was well until CDC came into the picture to give me a headache. The draftsperson then told me that I need to find another 1.68m of front setback thanks to my Neighbour's house and the original calculations being wrong. Rained on my parade pretty hard but we re-worked the dimensions in a way that while it meant I lose the Home Theatre Living Room, and the open-plan living area is smaller, we gained larger bedrooms and a slightly larger garage as a trade-off There's a restriction zone on one side of my land due to a green electrical box on my neighbour's property. Originally we were told this is no big deal as we'll just have to increase the fire rating for the one corner of the house that intrudes on this slightly (on the ammended plan it was around 1.5m sq). Now the drafting people have delivered more headaches with the news that thanks to the garage door not having a proper fire seal we need to flip the house around to avoid the restriction zone. This makes it sit like so: Pretty much screws my backyard plans up entirely.. won't be able to do much with either side of the house. And my bedroom is closer to the mysterious green electrical box. I'm hoping then that my blockout shutters on the windows help shield the electro magnetic fields... Ammended house plan (much smaller than I originally would have liked) Due to personal reasons a double storey is out of the question, so I suppose this is about the best we can do given the situation.... Re: Who's building with Clarendon?? 135Apr 17, 2012 9:59 pm All For all building in Victoria with Clarendon, I just found out that they are shutting their shop here in Victoria and will only be operating in NSW and QLD. Even their website no longer provides the option to select VIC. I had my 90 day inspection today and the warranty officer informed me that they were not sure whether the maintainence dept would be retained here. So, as you would already do, make sure everything that needs to be fixed, you get it in writing from them or even an email. This is a little backwards in terms of upselling. Many people feel if they need to ask they can't afford it. Funnily we upgraded quite a lot and I don't know if it was age, or they didn't want sale to fall over they kept trying to talk us out of our fireplace and bi-fold doors!! Very odd behavior. In terms of upgrades though, some things are quite reasonable- even the credits back- and others are ridiculous. EG, we got 10k back for the conditioner (6hp) which we are replacing with a 13k 19hp aircon unit. Odd thing is the aircon came in one of the 995 packages- try telling me the price isn't built in to house cost! One of the ridiculous things was colourbond originally something like 15k argued, got quotes from an independent roofer and he quoted 18k to do entire job. Now putting colourbond up is quicker and cheaper in terms of less trussing. So where is the cost? I put this to them, with details of independents quote and pointed out that isn't including a credit for the tiles. Another week went by, with a few offerings until we got it to a more reasonable cost (8k). This is still expensive as it should be pretty much a straight swap given efficiencies as per above, but at some point you have to move on! My point..... if it seems expensive- it probably is, fight it, justify it, and they are likely to meet you- at least half way. They have on many occasions with us. the stair balustrades? There is nothing special about these and I imagine literally every stair installer will be able to do this. 1 6743 The two 15mm holes are obviously not compliant.
