The reason we selected them is because they are a boutique builder where there standard is way above par from others. Gold for other was standard for Long Island Homes. The main thing we liked was when we walked into their display, you got a price of the house. Not like the other builder where they give you a price and then this is an extra and that is an extra. With them they said this house is $XXXX and if you don't want the fireplace take X off the price. It is what we were looking for from going to different display homes. I’m building with them they were quite happy at the start, work was progressing fast till fixing stage (90% of money paid at that stage). By October last week they quoted and paid 90% of money of the construction (started mid July). There after it started to be staled and delayed, it’s been almost 5 months (including x’mas holidays) but long island still taking their time, their customer service representative was adamant and arguing they can take till next April to finish the building. This means I will be paying huge mortgage interest and rent to existing. It was very unfair long island take 90% money in first 3 months and drags it further for another 5-6 months to finish rest of 10%. It should be a strategy they use to boost their cash flow to the company. Unlike other builders they long island signs 8 months building contract excluding any holidays or adverse weather impacts. So my advice for you is be mindful, don’t just sign 8 months contracts without further investigation or negotiations they are quite good put 8 months on the paper but convince you saying almost all houses will be finished in 6 months. You will get 10-12k cheap quotes initially but will be paying that to the bank hence they delays handover after fixing stage. Be Careful with contract time frame. There is no current License for a Private Inspectors. Jeff Kennett removed it from the Act in 1996. The Inspectors they are referring to in the contract are Building Inspectors that look at Mandatory Items only. Section 240 of the Building Act states that you can appoint who you wish. They cannot contract out of this Act and all persons considering building with this company should be aware of the builders reasons. Darbecca has been holding Long Island Homes Accountable for their builds since Long Island Homes started. In the past we have been contacted by the Director of Long Island Homes (Danny) to assist him with a quality QA process. Darbecca has refused based on the fact that we only assist home owners. Darbecca wants no conflict of interest as our home owners have always been our priority. Clearly Long Island Homes do not want companies like Darbecca to review their works. What have you got to hide Long Island Homes? Anybody looking to build with this builder can contact me at darren@darbecca.com.au and I will send you a report done on one of their homes. DO NOT GO NEAR THIS BUILDER. 9 months ago, we approached long island homes as they had a plan we liked. The salesman at the time was pleasant and told us all the things we want we could have. After 4 months of organizing everything, the salesman walked out. Long Island homes had no idea what was going on and had lost all our paperwork. I was very unhappy as we spent allot of time organizing and as far as Long Island Homes was concerned it wasn’t the company’s fault they lost everything it was the salesman’s fault and they were not sympathetic in the slightest with the inconvenience they had caused us. We had to start all over again. (4 Months Lost) As we had kept records of the things we wanted (UNLIKE LONG ISLAND HOMES) we gave them our copies to get them back on track. We sat in an office with the manager Susan who obviously had no clue on most things as she had another person trying to help her sort things out with us. They ended up telling us that all the things they sold us on including the design we selected, and the price of the build cannot happen the way they promised. After 9 months of backwards and forwards mostly due to Long Island homes never returning our call/emails for weeks, not having a recommended contact and constantly dealing with different people each time, we lost allot of faith in the company. We also requested a few small changes to the plan, but they really struggled with it and one of their staff told us we are best not to make a change to the plan or it will take several months for them to be able to do it. We originally put a deposit down of $1500 for the build and was told it was refundable if finance was not approved. In the end we desperately wanted to change builders, so we told them our finance was not approved and requested our deposit back. We then received an email stating that they will not refund our deposit. I have since contacted Susan at Long Island Homes explaining to her on several occasions before signing any documents their staff assured us that if finance is not approved we will be reimbursed the deposit. Her basic response was I shouldn’t have been told that and as I have signed a document they will keep my deposit regardless. (Yes, a mistake on my behalf for trusting their word and as Susan from Long Island Homes said to me as a business owner I should know better than to trust someone’s word as she laughed). These are only a few of the bad dealings that happened with this company. This is the most unprofessional, unorganized company I have ever dealt with. In truth my finance was not rejected. After all the bad dealings with this company and the incompetence shown to us we lost confidence in them and decided to build with another company and I must say the difference is amazing. The loss of deposit was worth it. I am much happier with my new builder. Getting a better home for less and they know what they are doing. Do your research. Turned out to be a lie. FREE site cost is a lie About 6/7 months month later they manage to book us for colors and tenders. Turned out we have to pay 43k additional unknown site related cost, including 15k in traffic management even though the house is in a court, 8k in cranage due to power line on the street, even though our house is 11 meter set back from the street. 15k in water drainage because their waffle slab can not handle flat block. 5k in power pit. Havent mention all other unknown cost relate to council requirement. Which we accept. And so I contact them and ask for exact pricing. They said they can't do it without soil test. I don't understand why soil type have anything to do with traffic management or cranage. I don't understand why cranage is required while powerline is extremely high and our house is 12 meter away from it. Their excuse for not having the soil test done because they only do it when the land is vacant. So I let the tenant out , abolish all service to knock it down., then I realize I can't knock down because bank won't allow it without a build contract. But LIH only give contract with those costs included. So I am stuck, the house have been vacant for 5 months, can't rent out because services are gone. Now we have junkies, squatter interested in the house because it is vacant and we don't live nearby so can't keep an eye on it. sheree bee WARNING.
