The cost of the system is actually very reasonable and the difference between me organising it myself and getting the builder to is negligible (even with their margins). Then I notice the charge for Irrigation system. I am wanting an above ground dispersal system if I can but they generally only do a subsurface irrigation. So now things are on hold until I get the wastewater report that I organised privately and will see if it recommends above ground or subsurface. Once I have this, the next question is if it says above ground, will the builder agree (will save me a bundle as well). So waiting until next week when the report should come back. So that is an extra 4k to the quotation I was hoping to avoid. We have been slashing the optional inclusions we had (benchtop to laundry, 2700mm ceilings, bay window, etc) and so it looks like it is all coming in at about 231k including flooring, fireplace, water tank, etc. Our max budget is 250k so we have 7.4% wiggle room before we blow budget (which will have to pay for some trenching, connections, TV antennea, and pump). Thank goodness the previous land owners put in a graded driveway and did the landscaping! We should be putting down the deposit this weekend and the race to council approval begins. Re: Barker's Build 20Jan 24, 2012 9:49 pm Hey dvestate, We have been moving so just set up the computer again. The site costs were about 36k then 14k for the septic system so all up 50k. We have slightly less than a metre fall so no soil needed (shallow cut and fill). The soil report came back saying S class soil but old tress could cause P class problems so M class slab. I have a friend who is a geological surveyor and he looked it over and does not think I will use all the pierage quoted due to shallow sandstone shelf under the building envelope.
