If the tiles dust up a bit (the concrete wipes away off the top of the tile) of there are lots of broken tiles and the roof lines are sagging then it is time to replace. Re: replace roof 7Feb 26, 2013 3:24 pm I don't think you would recoup your cost if you put a new roof on before selling. I'd just repair it, clean and paint it. However, if you get a buyer who wants to harvest rainwater (or are in an area that dictates this is a very desirable thing to do) you may recoup most of the cost because they would value a colourbond roof. We had to replace our roof as the concrete was so old it, more of it would wash away with each downpour. Plus the tiles were cracking, the sarking was torn and it was leaking. Cheapest new roof is cement tile, then colourbond, then terracotta. However, colourbond is best for water collection which is what we want. I think there will come a day when nobody is going to want cement tiles because they lack durability and its not safe to drink the water of repainted roofs. I'd definately chose a house with a refurbished roof over one with an older roof when buying.
