Browse Forums Building A New House Re: Porter Davis homes 3782Nov 23, 2011 1:19 pm JLD Arrrrggghhhh! Just found out our bricks have been discontinued.....not angry just bemused as to how we're supposed to pick another brick when there's no similar brick in the same price range?? The same thing sort of happened to us. The Brick we ordered didn't come out right so they were not released by the supplier. Mind you, this was while we were building. The SS was expecting them to come only to be told by the supplier at the last minute that they were not good enough. He had to cancel all the tradies and re schedule all the work on our house while we had to quickly make our mind up and select another brick. We were also in a panic at first thinking that there were no bricks that were even close to our original selection. After madly driving all over the place intent on making a new selection asap, we settled on something that we thought was not near to our original brick color. As it turns out, the replacement brick we chose looks awesome so now when I look back on it we think it was sort of a blessing. Overall, the whole process put our build out of whack about 4 weeks. I found out that the supplier has now decided to discontinue making our original selected color of brick. It had something to do with the reaction of the clay to the color that is applied so I guess the clay from the local area they are using is more reactive to that particular color. All I can say is keep positive as these things sometimes have a way of working themselves out for the better in the long run. Re: Porter Davis homes 3783Nov 23, 2011 1:23 pm Zinner JLD Arrrrggghhhh! Thanks Zinner, there are some other bricks of Austral's that I like but they are in a higher category so I'm assuming we would have to pay for them?? As we're pushed to budget as it is we don't want to have to pay extra for bricks Re: Porter Davis homes 3785Nov 23, 2011 3:24 pm This time tomorrow it will be all mine! I have the cheque ready to go! Can't wait! Porter Davis homes 3787Nov 23, 2011 6:42 pm We builded with Porter Davis a year and half ago. We had a good experience at the beginning but then it became bad toward the ends. they refused to pay for the late payment for a couple of weeks until i had enough and told them that we will bring them to VCAT before they agreed to pay. We had out 3 months inspection in Feb and they still have some outstanding items that we are still waiting to be fixed. we had emailed and called them a lot and they kept promising that they will send someone. Yet noone came. We asked them to come over to do a year inspection and it was meant to be done last month but they asked us to send the lists that wanted to be fixed. we sent them about 3 weeks ago and we havent heard anything from PD. we have enough and we are going to report this to VCAT. we spent a lot of money and we didnt think they respect and appreciate their customer. Porter Davis homes 3788Nov 23, 2011 7:46 pm Argh even after she is gone, our old BC is still haunting us. We will now have PCV7 as the data package we were given is not right for our estate. I'm sure this wouldn't have happened if our old BC didn't put our build address down as where we are currently living, as Hopetoun thought we were doing a knockdown and rebuild and weren't prepared for our estate. We now have an OpenNetwork Eight pack.. Of course it costs more! Our new BC a great and very much on the ball. I hate to think what would happen if we had the old one all the way through! On a good note, found out PD want to start building next week! Getting excited! Re: Porter Davis homes 3789Nov 23, 2011 9:13 pm JLD Arrrrggghhhh! As we're pushed to budget as it is we don't want to have to pay extra for bricks I cant say how PD will treat the issue as I every situation is different but I'm guessing that if they are a higher CAT brick then you will likely have to pay the difference. As we already had a high cat (CAT 6 which I was told was the highest CAT for our Lifestyle range house) brick on our original selection having to pay extra was not going to be an issue for us. If anything we were told that if we select a lower CAT brick then we would receive a credit for the difference. Being that we would of got a credit for a lower CAT I assume it will work the other way if you select a higher CAT. We ended up selecting a brick that was the same CAT as our original selection so no change for us either way. I understand your concern as we are also on a very tight budget. As we are now in the process of building, all our bank/loan contracts are set and our daily expenses are therefore "locked" in to balance against our savings. Our savings are pretty much the lowest assumed amount of money we think we need in order to "survive the building process". All our other cash is locked up in the house and land. Paying Rent+Land Loan+Construction loan means that we are losing money each month from our savings (aka - building survival fund). I know that any PCV's will come directly from our savings as well which will further put the squeeze on us. If there were any changes to our build it would of been infinitely better for us to know before we locked in all our loans rather than after or in the process of building. This way we could of put the extra costs onto our loan instead of having them come from our savings. (if things did get really desperate then I'm sure that I could sort something out with my bank... of course, this assistance would likely come at an extra "price" to me...) All I can say is good luck, grit your teeth , and it "will" all be better in the end when you look at your completed house Re: Porter Davis homes 3791Nov 24, 2011 9:33 am oded We builded with Porter Davis a year and half ago. We now have a slab as of this morning..... Guys indicated that they will start framing tomorrow - will the concrete dry in time?? Sound too early for me - does anyone know what the min amount of time is required before the slab is ready? I would have thought a few days for the slab to cure before framing would have started...? Re: Porter Davis homes 3795Nov 24, 2011 2:53 pm Thats what I thought - 2 to 5 days for the slab to settle... Crossing my fingers for it to rain tomorrow to push back the framing for Monday (most people hope for no rain - think Im going crazy... ) Will take some pics tonight and post on the Blog... We now have a slab as of this morning..... Guys indicated that they will start framing tomorrow - will the concrete dry in time?? Sound too early for me - does anyone know what the min amount of time is required before the slab is ready? Its bad practice to start framing the next day. Minimum ped criso recommendations is 3 day. A slab takes 28 days to set, 3 day to reach a critical structural hardness Re: Porter Davis homes 3797Nov 24, 2011 6:31 pm Congrats on the start Alpal......hope that it's delayed for you. Can you raise your concerns with your SS? Thanks again Zinner, I've asked PD to consider providing bricks of a similar design that are a higher Cat as there is no obvious alternative. Should hear tomorrow as we need to check the colour selections match ASAP so our build isn't delayed. Re: Porter Davis homes 3799Nov 24, 2011 10:23 pm JLD Congrats on the start Alpal......hope that it's delayed for you. Can you raise your concerns with your SS? Hi JLD, Had a quick chat to my BC, even though frame is booked for tomorrow they will organise the frame to wait until at least Monday next week. What a relief!!! Cant wait to see the frame go up - this is when my wife will start to get really excited (will start to resemble a house) Appreciate everyones feedback Cheers Cheers, Alpal Building PD Heathmont 40 BLOG: http://alpal-pd-heathmont40.blogspot.com/ Deposit paid 19/08/2011 Contract signing 3/10/2011 Site Start 10/11/2011 Slab 23/11/2011 Re: Porter Davis homes 3800Nov 24, 2011 10:24 pm thebigbuild We had our site cut!
