Apparently commercial contracts call for 5% of the price to be held back for 12 months so that things are fixed - be good if that happened in the world we live in! I know 3 months is waaay too short a time, house takes months to settle, we have noticed some cracking along skirting/framework around doors etc. We havent been on one side of the house all winter and went out the other day when we were getting some gates installed and looked up and noticed some cracking in the eave linings. When the Maintenance Mgr came out he saw the cracking inside and said that they would fix all that as well and repaint. So thumbs up for them. Hi Mclaren, I only just caught up on your thread the other day, your house is looking fantastic, you must be pleased to be in. We must have had the same guy doing the caulking at our place, from your photo's our was just as bad, thought a 2 y.o. could do better, we werent going to put it up for a Maintenance item but now that they are coming out and after seeing yours and they are going to fix yours, will get them to fix ours as well. This was the only trade I could complain about and mind you he was the one of the last trades in after my beautiful white tiles were laid on the floor and had been cleaned, the day he came was wet and of course walked in every tiled area to do the caulking and had mud on his boots. They did get the cleaner back out, but didnt come up the same and I had to get on hands and knees to clean all the grout out I know about holding retention monies from commercial builds, happens to us all the time and dont see why this cant be the case with domestic builders as well. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Shed Took us ages to find a shed that was the right size with the door on the side that we wanted and was pleasing on the eye, finally found one and put it up the week before Christmas, then we got hit with the christmas hail storm, golf ball sized hail and it hit one side panel and the roof, hopefully the company will come good with getting us replacement panels, spoke to them last week and waiting on them to get back to me. Dont know how it stayed up for so long in the wind and rain over winter, our little dog who is an escape artist did get out on a couple of occasions and thought she was long gone one day but we eventually found her wandering the streets. I didnt even want to have a shed at all but we still have things on the garage floor after getting all cupboards put in the garage and it was a squeeze getting 2 cars in and out so we had no choice, but I think I got a pretty one Pic of cupboards in garage -We still need some overhead cupboards on either side and want to do the garage floor in the new Dulux product which gives you the effect of polished concrete. It needs to be sealed the raw concrete is so dusty even after 12 months. We've been in our place 17 months now and we've done very little outside either, so don't be too hard on yourself! I must say compared to what others have been thru I must commend Boutique/HBC for the ease of getting our 12 month maintenance done. Had an appt a couple of weeks ago with the Maintenance Mgr we went round the outside and every room inside, notating items, had to open every window/door etc, the Mgr picked up things I didnt really worry about, but said no that it all should be on the list. When we finished he booked in a time suitable to me to come back out and have all items attended to (which was last Monday) 2 guys came out and fixed all the items on the list, then the Maintenance Mgr came back out the same day and we went thru each room again and checked together that it was done to my satisfaction. Didnt have terribly many item, just minor things like, settling cracks, front door draught, ensuite sliding door not straight. Caulking redone in wet rooms. Re: Our Retreat - New House Build 234Jul 28, 2012 3:00 pm Well finally I have received Wallpaper and put it on the bedroom wall. We did it ourselves and are really happy with it. Side tables are not what I really wanted, but having a storage issue I really needed the drawer space, so had no choice. On one wall we had to get 2 tallboys in as well, just waiting on a new tv to put on that wall and I got an idea of 60 minute makeover where you buy some white artist canvases already stretched and paste the leftover wallpaper on them to tie the theme into the room and now that the wallpaper is up will start looking for a chair for that wall as well. This is our second last room to finish inside, study cabinets/desk have been ordered recently so just waiting on it to arrive. So hopefully will post pics soon. Re: Our Retreat - New House Build 236Sep 05, 2012 5:46 pm Well finally the last room completed, the study, I have been getting quotes etc from the end of April and finally had it installed last week, so unpacked the last of our cartons - wow it was a great feeling to finally get rid of the boxes. The original idea came from the display house, the builder gave us quote of around $4k. We got the cabinets from KitchensUbuild.com.au for a fraction of that price and I advertised on the Builders App for someone to install, really happy with how it turned out and apart from a few nick nacks (decorater items) is complete. Retaining wall - we used Concrete sleepers which we are really pleased with the end result. Hi Catjim, The sleepers came from outback sleepers, the have a website www.outbacksleepers.com.au, ours are 2 meters long and can be cut down with a concrete saw apparently but we kept them at 2 meters and worked with that, they weigh approx 85kg each, so you need 2 strong guys to lift them. We brought 20 of them and they deliver them with a forklift truck which cost an additional $150 odd but worth every penny as they will fork them to where you want them off the truck, they cost approx $50 each and come in a few different patterns. I cant tell you how many people are shocked when we tell them they are concrete sleepers and not walls clad in stacked stone. Good luck.
