Yes we went past last friday as we had to sign paperwork for the golf memberships etc and had a tour etc
Yay at least it is a start.....
Got our first body corp bill.... wish we could pay it in one hit and not staggered... I like paying mine off so i know where i am at.
Just paid our food and beverage levy too.... ahhh the fun begins lol

ORG, Welcome to settlers... How exciting. Have you looked at houses at all?

My block is about 900m from the power lines. It was a concern of ours. Health wise and resell value. I think the most part of settlers is a good distance from them. I read mixed results on the health side.

We have had our block awhile now and our house will be finished in the next few weeks. The body corp has gone up by CPI. I would think it would go up CPI each year 2-3% I went to one of the meetings of the body corp and this was a topic. Another topic was also the cost to run the club.

If you look at Sandhurst they pay 8k plus i think... Ours is resonable... From memory (and I would have to check), our contract had a clause in it that capped the body corp amount payable.

The fees scare us too, I wouldnt be surprised if it rose to 5k over 5 years but I wouldnt think it would rise to quickly. It was said that the club costs 3.5m to run divid that by 500 lots and it = 7,000 They have weddings, meals, external memebers, corp golf, guests etc so I would be extremely surprised if it went over 5k per year any time soon.

I have taken some key points and looked up nearmap. Western port hwy is about 1.8km away. Looking at the map there is alot of land in the middle of lyndhurst, sandhurst and dandenong south. Based on this article I think I would be more worried about those areas which should be a good thing for settlers run. If you want to be on the golf estate then Sandhurst having a rail link next to it would make settlers more appealing but at the same time they say that they are all ideas and that a new formed board will review the plan and costings?
