Western port hwy is about 1.8km away. Looking at the map there is alot of land in the middle of lyndhurst, sandhurst and dandenong south. Based on this article I think I would be more worried about those areas which should be a good thing for settlers run. If you want to be on the golf estate then Sandhurst having a rail link next to it would make settlers more appealing but at the same time they say that they are all ideas and that a new formed board will review the plan and costings? From the article; A dedicated road or rail link, running parallel to the existing Western Port Highway, would potentially link the port to a new distribution centre, or "inland port", near Dandenong. Giant driver-less trucks, similar to those used in mines, are one of the options under consideration to move millions of containers and other freight from Hastings to the new inland port for distribution across the city and state. A soon-to-be-appointed Port of Hastings Authority will be ordered to evaluate building the first Australian electric truck link between the port and the land likely to be set aside between Dandenong and Lyndhurst for the freight hub. The "inland port" - a hub for trucks and rail - is likely to be built about 30km north of the port, between Dandenong and Lyndhurst. We've been reading with interest everyone's Settlers Run experiences as we have jsut put a holding deposit on a block in Finlow Street, but are really wondering if anyone can tell us: Is anyone concerned about the proximity to the power lines? Has anyones conveyancer explained about the body corporate re: how much it goes up every year? We are a little worried that it will end up being $5-10k a year and price us out of the estate! We've had a read through the Section 32 but its all very legalistic and makes my head hurt! Also, for those in Finlow has anyone had soil testing done yet? We're hoping that they are ok! There is only one temp fence up at the moment, so we are wondering who is planning on starting their build this side of Christmas! Sorry to bombard everyone! I have been laid up with the flu and bronchitis for 2 weeks so not been round to see the house but we have paid "fixing" stage now so its very exciting. Well block titled last week and have done the tender process today with Carlisle Homes, we went with the Haven 35, long process but happy with the final design. One thing was confusing and I was wondering if anyone else has come up against this? We original went for a tiled roof but according to the covenants we cant have a house over 5 metres high because of the tree line and we had to go for a colorbond roof because the pitch of the roof is now 14 degrees instaed of the standard 22.5 degrees. We are a little bit freaked at the moment because I have never seen a roof with 14 degree pitch, can we move around in the roof, will a sparky be able to do any work up there? If anyone has come up against this as well we would love to hear about it. We are starting to think between the speed hump outside our block and the roof pitch, someone's out to get us!!! Thanks. We wanted 10ft ceiling and it doesn't seem possible now. Even at 9ft it reduces our pitch to about 15 degrees. As an aside, Has anyone when buying their blocks offered less than the asking price and factored other things into their contracts? Ie body corporate fees paid for 1-2 years etc? We are unsure of what to put in our formal offer as it seems that it's going to cost us more to build something we don't necessarily want to build on order to live in the estate...
