I am building a 2 storey at the moment, it is about 80 sqm smaller than yours and i thought ours was fairly big. We are in Queensland and the longest thing for us was to get approval from the body corporate as we are in one one of those estates where there are LOTS of building regulations. Its good I suppose, keeps a nice standard in the estate... Council approval onley takes 2 weeks up here. Well, council just does the plumbing approval and the plans are approved by private certifiers. Is this not the case in other Australian states? Anyways, really looking forward to your build, follow your dream, it's a cracker of a house... Pur main thing was an ensuite fir bed 2 as well as big beds for our kids, lucky for us our kids. In regards to the approval process, it is literally different for every council in NSW We have a development plan stipulated by council regarding fences, driveways, size of block, size of house. Our suburb has ain 700m block, 300sqm min house( not including alfresco/garage/porch etc) We also have to get developer approval who look at colours and facades to make sure two similar homes are not build near each other etc. Council then give approval, and then we get the construction certificate from a private certifier. We can go through a private certifier but only if the home follows even stricter guidelines, like 4m off side fence, double garage only, ridge height and eave size has to be within certain limits but it is very difficult to comply, so full council approval it is Will check out your thread later, good luck with your build Re: Gogo's build-Plans lodged- finally! 316Oct 13, 2011 7:32 am min 300sq mets just for living. When you are paying 500k for land you want the homes to look nice. The building approval rate has dropped by heaps up here on the Gold coast. Which is good for us I guess but not so good for our builder. Love your floor plan but who is going to clean this palace? Apparently they only cost 45 cents an hour. Even I that is not rich or famous could afford that I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 15801 I am in the same situation, would you be able to give some insights in to this?
