But I have 2 young kids and the thought of going up and down stairs all day long doesn't appeal to me. And DH lived in double storey homes as a child and also dislikes them. So building a single storey was a no brainer for us. The hardest part was finding a big enough block that would leave us some yard space for the kids, as our house is 35 sq's. So that's one positive of having a double - the extra yard space As far as budget goes, I am a strong believer in only borrowing what you can comfortably afford to re-pay, because no one knows what the future holds. Re: Double Storey or Single Storey 6Aug 23, 2011 8:51 am Well, I personally prefer single story homes, I'm with Hels on that one - but I guess my personal preference isnt really the point here. 30K is a fair way over budget - I guess it depends how tight your budget is - can you afford the extra repayments that this would create? If you can and you really prefer the double story, then do it - if you cant (or not without difficulty) then I would go the single story - you do have to live within your means, after all. Re: Double Storey or Single Storey 8Aug 23, 2011 11:02 am I voted for the single because a budget is a budget - you can't just go 30k over unless you redo a new budget, and the house fits in your new budget. My preference is for the double storey because you can save money on land while still getting yard space, but that's assuming it's within budget. And if the land is already settled then you're not saving money on land by getting the double storey. We too are a bit over going up and down stairs. Our house has living areas upstairs, which is great for enjoying the view (we're next to a park), but you never end up going into the yard, and you have to creep around when the kids go to sleep. Downside is of course the back yard, but as someone pointed out, if you're going to turn it into a rentalat some point, a smaller yard is probably better. Re: Double Storey or Single Storey 11Aug 23, 2011 3:54 pm I would never sacrifice my quality of living and financial freedom for a home... it's not worth it - so if the Double is going to blow the budget to the point where you have to eat 2 minute noodles then I would seriously reconsider - but if you just have a figure in your head that you want to spend and the double goes over that figure then seriously speak to a financier and see what the repayments would be and if you are comfortable with them then go for it... bicks and mortar are totally not worth sleepless nights and arguements about money. Better resale, more market. Double storey automatically excludes those with certain disability, aging and worried about future mobility or falling, those with small children worried about mobility (stairs are a PITA when carrying a small wriggly child) or falling (the child/ren or while carrying them). That's not even getting into things like heating and cooling, thermal and sound insulation, making electrical changes to downstairs areas after the build, etc. A single storey plan always gives more flexibility for modifications that cannot be made after a whole new layer of a house has been placed on top. Instead, I'd be questioning what makes the double storey perfect and not the single. Instead of spending 30k on a double, can you change the floorplan of the single to suit - but keeping under the 30k? Automatically of higher value due to the larger land allotment. You will be questioning and kicking yourself after. Money you pump into equity will always see some return on investment. Its not like pumping money into a car - ask anyone who has bought a new car . With the double I am assuming you are getting more living spaces or bedrooms? Obviously double is a smaller envelope which allows for a bigger yard and options for pool etc. Also give you options if you need to extend, or decking and a decent size shed or to add a bungalow later down the track. Its a no brainer - if you cant afford it dont settle and build something you will later hate. I would rather not build at all than settle. It wasn't that much more for us to build after we made all the changes to the single storey house we wanted. One of the reasons was my husband is a away alot for work and we didn't want a huge yard to look after. We still have a decent sized yard and hubby complains it's still too much. We have 3 young boys and they have enough room to play in it, plus there is a huge green park behind us that the eldest goes and kicks the footy on. The extra it would have cost us to build double storey, we put into better finishings in a single storey. We still have a good sized house and is no smaller than a lot of double storey homes.
