We are in a situation where we were sold a house and land package but for some reason not known to us we are expected to deal with the developer for all land related issues. So if the developer delays we end up paying the builder the penalties. In a normal circumstance one would not sign up with a builder until the land has settled. I think only reason the builder/developer sell these house and land packages is to lock you in. We bought a house & land package in Jan / Feb this year, with an estimated title date of June. The block was part of a PD Neighbourhood and they had exclusivity on the sale of the blocks (i.e. you couldn't walk into the Land Sales office and buy it direct, you had to go via PD, although all the dealings for the land were done thru Land Sales). These 'exclusive' blocks are to help guarantee the builder some business in the estate. Not sure if commission is involved. Our construction contract was signed at the end of March which had a fixed price guarantee until 31/8. They wanted $2,000 to extend that to 31/10, to which we argued the fact that the construction start date was directly attached to the land title date, and given that they were selling it as a package, we should not be held liable for any delays in land availability. They accepted this and waived the $2,000 and extended the fixed price date to 31/10. As of today, we STILL do not have our land, but have been advised title is approximately 2 weeks away. This will make a site start by 31/10 a very slim bet, given settlement time, council permit, construction drawings and closure of administration. If they intend to charge us the $2,000 because we start after 31/10, we will be contesting it. Once land titles they will have all permits and drawings ready in 2-3 weeks. I wouldn’t panic yet. Also the fixed guarantee is not decided by the start date, they refer to all admin work to be completed ready for construction by the fixed date. I bet it didn't even cost that much to do. So many things going on in your head during selection stage and you forget little things like this. I also should have made the walk in pantry door 720mm wide instead of the 820mm wide so I could have made the cavity for the fridge wider. I haven't measured that cavity yet but by looking at it I don't think I can fit a humungous fridge there. Cheers, Cat When we went for our electrical, I made a photocopy of the floorplan and for cross referencing purposes I also wrote a list detailing in every single room and outside of the home where we wanted lights, powerpoints, extra ducted points etc... I marked the floorplan of where everything was to go and on my list I ticked everything off as we went thru it to make sure we forgot nothing. The consultant was so happy that we came in so prepared as the meeting went smoother with no stress and we had more time to discuss things that we had forgotten about and she made some great recommendations. She said alot of people come in not knowing where they want things and it becomes stressful on them. All the best cattycatcat and let us know how you go with everything on Monday. Let them help you with the 20% you are not sure of. Take your tile samples with you. Add anything and everything you could possibly want, then take them out at contract if they end up too much. The staff at Hopetoun are NOT accurate with their price estimates. Good luck! We paid our deposit to the builder towards our house and land package in December '10 and were expecting our land to be settled in August only to be informed that it will now settle in December '11. Since we signed up the builder has dropped prices of their houses but we are expected to pay $2k penalty for every two months the construction is delayed. This does not make sense on two fronts i) we signed up for a house and land. ii) there are chance since it was a builders only release the builder could work with the developer to delay the block in that particular stage, the more the titles are delayed it is in the builders favour. The more the delay the better it is for them. We're getting there...i'm kinda getting over living in one room without our "Stuff"...lol. I can't remember exactly what it cost to do the niche. No more than a couple of hundred i reckon. I actually picked up on the idea on here (theres a thread about things to remember when going through selections) and thought with a nice hall table in front it would just lift the entry way a bit. if you have someone pretty handy you can probably do one urself within the framework...be sure to take a pic of the area so you know where the studs are and if there is any wiring in the vicinity. I too missed the boat on the widened fridge space . Didn't even know it was an option! I really like the design rejig that Puppyso did to alter their fridge cavity. i want one of those french door styles. Rob reckons the 950 width will be plenty for that style. It should be ok and not limit you to fridge choices too much, unless when you say humungous fridge it is because you are feeding a family of ten and need the industrial size? lol! We might build into the pantry a cabinet on the left hand side and install a bar fridge (for all those drinks that take up space in a fridge) and then we wouldn't need to get too big a fridge...we're nearing that fun stage where we will have to go out and look for fridges...started last month and went to the Clive Peters closing down sale in Dandenong in the hopes of finding a bargain but there was nothing left! it was crazy!
