Browse Forums Building A New House Re: Anyone else building in Glenmore Ridge? 82Sep 07, 2011 12:49 pm Hi Esther, We are completely in love with the Havana as well. We compared every other house to it, and not a single one came anywhere close. I prefer the look of the one at Oran Park to Jordan Springs..not really sure why! I skimmed your blog quickly, hoping you had bought a package so I could nag you about what I can expect. But I see you purchased land and house separately, so I assume you can make changes. We're a bit limited in what we can do. Plus, I wanted to know what is included in the package, and what's extra. Never mind, I'm sure I'll find someone else to harass! I'm so glad they've opened Bradley Rd up. It'll be so much easier to get to than our current house right smack-bang in the middle of Glenmore Park. Too many windy roads! Hi Geeseman, im on the corner of Tall trees and Domus, at the bottom of the hill, how far up are you? Richard D Re: Anyone else building in Glenmore Ridge? 85Sep 11, 2011 1:05 pm Hi... welcome.... we are at the bottom of foothills terrace near the bush corridor... so not too far away. Did you buy land or house and land package. Congratulations on signing up.... we are a small group here but slowly growing. Our plans are in with council so now we are just waiting..... When do you expect to start building... How is everyone else going? Are you at the "sitting duck" stage like us? There are so many blocks with action, the estate is moving along really quickly.... cass Re: Anyone else building in Glenmore Ridge? 86Sep 11, 2011 3:41 pm Hi Cass I am building wih Eden Brae, house and land package, the Saville 27. I've got my colours appointment this week so now having to decide on the bricks and roof tiles. Anyone know any good website software out there that mocks up colour styles? PGH's website isn't that helpful. I'm set to start building in december so won't be able to move in til mid next year. A good site is Metricons Envisage - you can do an external colours mock up as well as kitchen and bathroom. Its great. We are using Austral Symmetry Earth, with jasper gutter/fascia/downpipe, surfmist cladding, surfmist on all painted areas, jasper roller door and off white windows... Will you be going to the jazz in the park? Anyone else going. We will go, good way to see everyone again plus they have great activities for the kids, my kids had a ball at the last one! Have to go punch out a uni essay, due by midnight tonight and need to get the kids to bed.... We were shocked to see the total of the site costs with Eden Brae which were around $50,000....absolute rip off! Another thing we weren't happy with was the build time and as we had only planned to stay for a year or so we have decided to put our house on the market within the next couple of months and move to the hills district. So we have been spending our weekends over that way looking for a new area to move to. Wish we could build somewhere over that way but the land is so expensive unless we head to Kellyville or The Ponds. So looks like we will be buying an established home around Castle Hill or Baulkham Hills area. Looking forward to moving to another suburb after living in Penrith all my life I will still pop in and follow this blog as I love to watch families dream homes come together. Good luck to each and every one of you and happy building Annette Re: Anyone else building in Glenmore Ridge? 90Sep 14, 2011 11:04 pm Annette, good luck, you need to be happy with what you are doing. 50K in site costs is over the top. But then Eden Brae wanted to charge us over 20K additional site costs when with wisdom we have only a 20cm cut/fill and no additional site costs.... its a shame we won't get to see you about but I wish you and your family the best... have fun looking for your new family home Cass Re: Anyone else building in Glenmore Ridge? 91Sep 17, 2011 4:11 pm Hi Guys Did the colours appointment this week. I got through it so fast I did the electrical and tiles/carpet in the same day! I was told I was the easiest customer ever! Anyway, I opted for rollerblinds sunscreen with shearweave fabric in off white. Cost for the whole house (Saville 27) was $4800. Does this sould reasonable? Those who have fitted blinds, do you think this is a good choice? I have pretty much NFI. thanks steve Re: Anyone else building in Glenmore Ridge? 92Sep 17, 2011 5:03 pm Lot927 Annette, good luck, you need to be happy with what you are doing. 50K in site costs is over the top. Must say i am looking forward to our next move. We only intended staying around Penrith till our youngest had finished his HSC so he's just about to do that so it's time to make a move. Less commuting for both the kids and my husband so that will be good. So we are busy getting a few things done around the place to get it ready to put on the market. Fingers crossed it sells quick and doesn't drag on too long. Im a very tidy person but it's hard to keep the house perfect with 3 males in the house....grrrrr. Will still pop on this thread and see how you are all progressing and even walk by some of your builds as we are only around the corner from there till we move. Annette Re: Anyone else building in Glenmore Ridge? 93Sep 22, 2011 4:31 pm How is everyone going? We are still in council.... still waiting, but then from how Matt and Linda are going it seems like it takes a few more weeks after consent for Wisdom to get on site... Essentially still in a waiting game... Re: Anyone else building in Glenmore Ridge? 94Sep 23, 2011 11:10 am So...we just got our contract. It's $5k more than the original one as it appears it was added up incorrectly when they sent us the quote. Not really sure where we stand with this (in the copy of the quote that came with the contract, the original price has been crossed out and handwritten in). Anyone know a good solicitor around Glenmore Park / Penrith area? Re: Anyone else building in Glenmore Ridge? 95Sep 23, 2011 2:20 pm Have you signed off the quote/tender. I would go back and look at current house prices and house price when you signed up. If you have paid money then they cannot alter the house base price. I would get them to go over the figures and explain why there is a handwritten amount. I would do as much of this by email/phone so that you have a copy... good luck with this I would ask them to go through the tender/quote and verify all charges. Re: Anyone else building in Glenmore Ridge? 96Sep 23, 2011 2:46 pm Thanks Cass. Yes, we have paid a $3k deposit. The problem is that they simply added it up wrong. In the sub totals, we have the house at $300k, and the land at $265k (well, close to those amounts anyway), and the grant total said $560k. To be honest, I didn't even look at the individual figures, just the total. The hard part is knowing where we stand with this. As the sub totals were correct, just the grand total was wrong, I don't really know whether we have any recourse here... Re: Anyone else building in Glenmore Ridge? 97Sep 23, 2011 7:37 pm I would ask some questions but maybe they can meet you halfway. They have made an error and you are paying them a huge sum of money. We built with Masterton Homes some 12 years ago and they made an error, not quite 5k, but it was a 2.3k mistake and they did not make us pay for it. I suppose in the end it depends on how much you want the house and land. If you are willing to give it up and move on you could threaten to take them to a tribunal but then is it really worth the struggle. I would try a "meet halfway on the cost" scenario. Lets face it, their accounts people should get it right and us as consumers should check everything. Good luck let us know how you go! Cass Re: Anyone else building in Glenmore Ridge? 98Sep 24, 2011 8:36 pm lot734 Hi All, We have just signed final contracts, 20 days til we go to site and lay the slab, Does anyone know how to find out who your neighbours are? We were originally looking at putting a deposit on block 701, but it was taken before we could decide! Anyway, we now have block 801 (cnr tall trees and sunset terrace). Can I ask if you got the 5% deposit deal? Also, are you coming to the residents bbq tomorrow? Hopefully the rain will hold off...
