In many cases I feel that an architect can produce a design that is better suited to the land than a project home could ever dream to. The best architect will work to a budget that you give them (as what happened in my case) and builders will come back and quote the same amount (although in my case the architect is employed by the builder). The advertised price and final price of a finished house are not necessarily the same thing. In previous posts, it seemed that the actual price was about 25-35% on top of the advertised price. Re: Size and cost 29Apr 23, 2007 8:24 pm Aha but the maginal word is FROM.

But if you approach an architect first you have to pay much more for the design and the house costs about 60% more for the same level of quality. Who wants to pay this? It's crazy. mattwalker, National Builders Group certainly has a very competitive price. Couldn't see if site costs are included and these can readily be $20k to $30k. This would still make it competitive. Also I noticed they have a large 6m x 6m carport in their design, which if included in the cost per area calculation would distort things. The carport is about 15% of the floorspace so the "carportlesss" price could be about 15% higher than the $484/m2 figure. However, even adding potential site costs and adjusting the build price by 15% to allow for the carport being included gives a price of about $650/m2, which is very good. A new benchmark in pricing and National Builders Group must be doing well with such prices. Let’s hope it's a sign of things to come and reflects the extra competitiveness that should be emerging in the eastern states with building starts the lowest they have been for 23 years. Yes, I'm in the market for a house building and could do with some price competitiveness. Your $7750 per square price ($840/m2) fits in well with the "Project Home - Base Standard" price listed earlier. Once you add flooring you'll probably be exactly at the "Project Home - Base Standard" price level. You've got a few inclusions which makes it a good deal. Does your price include site costs? I picked up the latest copy of the Herald Sun's Display Homes magazine - which has just been released. This magazine features 108 display homes with size and cost listed. There are several others which don't list the price too. These are for display homes around Victoria What I did was copy down all this data into an excel sheet and do some statistical analysis of the price by square meter. Note, it is approx 90-95% project builders vs custom builders.
