I am currently about to start building with Clarendon Homes. Anyone building with them, just wondering at what stages should I get independent inspections done? I am planning to get inspections done during Frame, Lockup and PCI stage. Would that be enough or would I need one at Slab stage? any comments welcome. With regards to wet areas waterproofing, to save some money, you can get in touch with your PCA and organise with him and the SS to attend his inspection (the SS has to approve you being on site). Also, when you shop around for an inspector, most of them will offer you a "package" of a few inspections, at a slihgtly cheaper rate. My signature is distracting people from my wise posts ... Builder's Independent inspections vs Pvt Independent Inspect 5Aug 23, 2011 11:37 am Hi all Ours is at Frame stage at the moment and during my prev discussion with my SS, he informed me that they conduct independent inspections and the inspecting company is no way related to the builder. He says there is no real need to hire another inspector to carry out the inspections again. On one of my unplanned visits to the site, I did see the Builders' independent inspector doing his checks. I am trying to work out whether it is worth hiring yet another independent inspector to do the checks at all stages or just hire him for one final inspection during PCI. Any thoughts?? Re: Builder's Independent inspections vs Pvt Indept Inspecti 6Aug 23, 2011 1:38 pm Hi Rajan, You're post has caught my eye as I have just moved into my newly built Clarendon home and am leaving work early today to meet the general manager of Clarendon Vic at our house to go through the issues we are still experiencing. I think you will find the builders 'independent' inspections are not worth the paper they are written on, we had an occupency certificate signed and issued by said 'independent' for a home that did not contain any roof insulation, despite this being a specific requirement. We had one independent inspection at the final inspection through New Home Inspections during which they found 36 items that did not meet building standards and tolerences, not to mentionthe list of 160 odd additional quality items my partner and i raised. Looking back now I would definitely recommend an additional inspection prior to the plaster going up, as once its on you have no way of know whether electrical, plumbing or even the frame structure are appropriate. Look, I don't think Clarendon are any worse than other volume builders, however, I do take great offence to being told that i should accept poor quality workmanship because they are a 'volume' builder. The greatest piece of advice I can give is what's an extra $500 for a truly independent inspection when you are paying $250,000 plus for your dream?
