Our contract took way over the expected time to get sent through. So as of today we will be "locked in" and $9,000 poorer! Lets hope our road doesn't take too long to get built so as we can have more of an idea of what our block will look like. Our block adjoins an existing Blue Hills property and has half of our side fence already there which is sage green colourbond. We are hoping we can at least finish that fence off with colourbond so as it looks the same along that length and not half colourbond and half lap and cap timber. Well didn't end up handing over our deposit cheque today as the conveyancer advised us to go speak to the town planner at council with a few issues she raised which could have been an issue with the block. So off Pete goes and chatted to the most unhelpful town planner ever who managed to answer our questions....well kinda sorta I (sounds like he spoke to the work experience kid lol). Anyway we are pretty certainly we are happy to go ahead so will drop off the cheque in the next couple of days. Think we will sleep on it tonight just to be certain. I think my friend is lot 740. What street are you in? How far are you into the process of getting started? Would love to hear how your building process goes. Question... Layback for the curb... what have you all been charged for this, who are you going to get to do the cut for your driveway and then put the layback in? I was unsure about the square gutter, it has its good and bad points. rounded would have been good so easier for a driveway etc, but the square one will stop people parking half up on the kerb.. I hope this rain goes away before Saturday. We will still go, as there is a marquee for residents, so at least we will be dry. Wisdom have promised our revised tender for tomorrow... fingers crossed. Cass Are you going to a lot of effort for your landscape plan? our builder just did it without asking and included it in the drawings. Annette hi guys,ive got to be a bit careful here but if anyone has some questions about glenmore ridge i might be able to help.i cant exactly state my involvement in the project but lets just say i should be able to answer questions better than anyone else in regards to timeframes for roads and such Our issues with our block were because we have a 2 metre easement half way down one side and also as we are a block in between 2 corner blocks issues raised were in regards to side setbacks for shadowing on both the corner blocks. Meaning we have a 15.5m wide frontage but have to have wide side setbacks to each side would only allow us to build a narrow house. All ended up ok after freaking us out a bit but the town planner assures us normal 900 side setbacks will be the case. We would love to ask how our road is coming along, when should it be started, finished etc and when our land would be registered. We are lot 1119 Cooee Road. At the end which joins Glengarry Drive. We have been advised Oct/Nov by the sales office and conveyancer said Oct yesterday but another opinion would be great.....thanks Rain Rain...stay away for tomorrow. Looking forward to hopefully meeting you all. My hubby will look like death warmed up as he would have worked a 12 hour night shift before the brunch, so look out for a zombie and you will find us lol. Cass Hi, i am 32 tall trees ( the one with the dead grass ), the dp had me listed as 2 domus but i can pick, we have to find out how deep the water pipes are as the sewer runs close to my house, so maybe 2-3 weeks away from any real movement. the cut away was in my building spec. i am doing the landscaping, i spoke to the lawns people and they said to poision ( round up ) the block before we got started so we have a clean slate. i havent seen anyone out at the block, does anyone visit? Blushing here I visit the block a few times a week, in hope to meet my neighbours and to see if the park was ready. The kids love doing the drive by... We signed off our revised tender today. Wisdom got it all right so no further revisions.. more money paid out and now its off to drafting.../Contract so we can get ready for Stockland, Council and the bank... We have added a few variations and to the house ie Gas Fire, swap the back end about, extra storage in the garage... yet to do the colour appointment for tiles and kitchen.. that might be a little scary.. really want to keep the costs to a minimum. We will do our own landscaping to the block. Annette - great to hear that all was resolved with your block. We will be there too, webbed feet will be required.... Maybe gum boots for the kiddies... Will update when I have 20mins to type it out... Ooooooohhhhhh hope everythings ok! Bit disapointed with todays brunch. We felt it wasn't organised very well to be able to find or recognise people who are or could of been our neighbours. Only stayed an hour and a half as it was so cold and hubby needed sleep after working nightshift. Hope everyone else had more luck and enjoyed the day more than us. The BBQ a few months ago, was much better organised. We managed to find Drew and Renee, Matt and also Es and Tim. Annette, it was a shame we did not get to meet up. We did freeze a little, but it was good chatting and we look forward to getting to know everyone a little more. Drew - wow just checked your blog - looking great and its only one grind! We went back out to Austral Bricks after the Park and are still liking the Symmetry. It will now just come down to cost. What an amazing day - would go as far to say that it was one of the most memorable days I can remember. Here is a summary of the day 7:00am - Ivan was to be on site with his equipment and generator to grind the slab 8:00am - get a txt from Ivan to advise he was bogged as the ground was very soft and muddy 8:30am - in the car off to Bunnings to get tow rope to save Ivan 9:00am - Arrive on site and generator (massive power generator on trailer) is bogged due to all the rain and MUDDY as! 9:30am - 2 attempts to get the generator on site and bogged both times. Ivan calles Coates Hire and requested a machine quote to crane the equipment onto the slab - Coats hire want...... $1000 to do it which is far from what I can afford! 10:00am - Ivan goes to Kennards and gets a heavy duty trailer to try and make it easier to get on site instead of the crane options - again the ground is soaking wet and muddy and very bag - cant even walk on it - that bad 10:30am - New trailer arrives and again.... gets bogged and have to tow that out as well 10:45am - Frustrated and have no idea what to do - head up to the Glenmore Ridge Park opening and run into Matt (client of mine that I did a home loan for 2 days ago!!!) - also building in Glenmore Ridge and explain the story. Matt says "I can get a crane here in 30 mins!!" - not what you know its who you know 11:00am - Me and Matt drive to Emu Plains to get a truck with a crane on the back - drive back to site and crane the machines onto the slab - watching in amazement! 11:30am - Ivan on site grinding, I am thanking Matt to no end and standing back in amazement on what had transpired during the day.. Matt thankyou so much....!!!!! 4:00 - get a message from Ivan that the generator has Sh*t itself and Coates are coming out at 7am to fix it... Like I said the day went from bad to worst to good and back to bad and Ivan took it all in his stride - Without Matt coming to the rescue nothing would have happened and wasted lots of $$$ with hiring equipment with no result.
