Browse Forums Building A New House Re: Floor plans agreed with architect...now..what next?? 3Jun 01, 2011 4:09 pm Thanks for the info! Yes we are very hesitant in going OB...we would rather leave it to the professionals to manage. Finance not an issue; we'll be living with my parents during the build (so the faster the build the better!! ) and re knockdown and clearance have been trying to find information on people that come and remove houses and have the land ready for development. We have a weatherboard cottage home which really is in pretty good nick so want to explore this option to offset some of those knock down costs etc. Any suggestions? Is it even a viable option?? on a steep learning curve...YIKES!!! Re: Floor plans agreed with architect...now..what next?? 4Jun 01, 2011 9:22 pm We are renovating rather than doing a knockdown and are doing a complying development, so the process for us is: Site survey - Done Architect's conceptual sketches - Done and Approved Structural Engineer report and design - Done and approved Hydraulic Engineer report and design - Done and approved Architect's detailed plans - close to completion Private Certifier issues approval and construction certificate - not started Agreed detailed scope of works with architect - not started Put job out to tender with builders - not started If you go through council, I think you still need the engineer reports but I could be wrong. Certainly you will need them to get the construction certificate. No way would I do OB - firstly, I have no idea what I am doing, secondly, see point 1, thirdly, too busy. Your build is relatively simple, I believe your job can be easily done by a good building designer, you really do not need to pay for the architect. Remember, architect's… 3 11141 I've just had a look at the website. The company are just building broker's.
