i saw that's a public notice from whittlesea:
To build 10 Triple storey dwellings on the block of land opposite the new kinder, on the right side of the Henley houses now building at Hazel glen road ( those now with the banner at the front)

I wouldnt be too pleased with that....

Did anyone know that their will be apartments above the MV shops where the Medical Centre is? Seems odd

Henley are building the 3 storey Townhomes.

There are apartments above most of the shops, they were for rent not long ago. They wanted $415.00per week for them.

Once they complete the Aquarius Estate (back of shops in Laurimar) they will start the Development in Waterway Cres just over the bridge. Currently doing the underground infrastructure. I may be wrong but I believe it will be four storey's high, time will tell.

Thrilled with the combination of medium to low density housing... 3 storey townhouses are being built around the corner from me at the moment.

Not only does it make an area more vibrant and encourage council to invest in more services but it increases the "per square metre" land values.

Someone before also had mentioned there will be some 4 storeys apartment there.

I guess it's unavoiable and the outcome of a town centre. Being convenient to shops, close to bus stop, there will be the high density dwellings.

Like the university hills, there are lots of 3 or 4 storeys apartment. They probably target for those overseas students studying at RMIT/ La trobe.

Some of these apartments did look good, if the design is right and harmonious with the environment.

maybe two pros. when you take a walk to the shops in winter, it serves as a great wind breaker. For those dwellings behind, it maybe a good noise barrier.

by the way, did you notice a parcel of land on the west side of plenty road has been wrapped around with M@t#icon banners a few weeks ago. Another estate is coming along.

yeah I think that is just another part of renaissance rise.. m3tr1c0n owned all that land.. they used to have about 15 display homes there as I recall..

Hey Guys, To the people in MV, Have you looked into a Front fence? Yes the Contract states No .. But Has Anyone looked past this.
Whittlesea Government Say they have No problem with it its Stockland who can decline. Vcat states Stockland cant remove it once you put it up ( Classed as Vandalism / trespassing ) . It will Cost them Money to take you to a tribunal hearing. Then then Can only win If You dont Have a Reason Why you need one.. Dog / Kids / Cars, Being in the front yard.

Id like a front Fence to Give my dogs more room.. Opinions Anyone??

The issue with deviating from the land contract involves p1ssing your neighbours off - it's one of those risks. It can make a big change to the aspect of the street

I completely agree with Lisa. When you buy into an estate with covenants, you agree to abide by them. If you don't like the restrictions, you shouldn't buy there.

We compared three or four estates in our suburb, and the main reason we settled on ours was because we liked the look and feel of it, which had a lot to do with the estate guidelines. I get very annoyed with people in my neighbourhood who think they can just do whatever they like - which usually involves exercising extremely poor taste. :roll:

However, i found developers may be more and more lax with it. When we bought our land, the covenant said you can't have the traditional curved roof tiles, need to address corner, need to have 2 materials for the facade.

Now, we saw a lot of houses built after us, they could use curved roof tiles, even when they are in the corner/ next to a reserve, they just have a plain brick second facade.

maybe convenants have changed, maybe the developer ( the team approving the design) just kept an eye off when putting a stamp on the plan.

Though i still like my render, the flat profile roof tiles, i would prefer to spend those extra money on something else, if I could at that time.

I don't drive that way generally so don't see them.

It sure is and lights are on and working and there has already been an accident from someone not looking when exiting Schotters! I also nearly got cleaned up there on my way home from the shops.

It's scary how bad people are at driving!

I came down Schotters, I always stop there, but there are so many that don't. Got a shock when I saw people coming in from Plenty Road.

In regards to the covenants & ******* your neighbours off .. I would never want to do that, I understand people buy in an estate because they like the look and feel.

I would like a Front fence for Security .. I don't see a problem with that.

AS for sticking to the covenant.. Buying because of them ect... You do realize they expire??

What happens when the Estate is Handed over to the council and the covenants expire. (Someone at the council told me there is 5 years left) What Happens then ?? I Can build a fence , I can Apply to subdivide my land... Anyone can do whatever they want . Most people wouldn't care about how their neigbours felt. Covenants are there so the estate looks nice while they are trying to sell land.

Interestingly enough one of the arguments put forward for not allowing people to have front fences is the concept of "passive security". You're actually far more likely to get broken into when passers by can't see what is going on in your house.

Someone trying to jimmy your front door or break your bedroom windows is far more noticeable when the house across the road can see what is happening. A front fence provides a lovely little screen for robbery and vandalisation to take place without anyone witnessing it.

In terms of the happenings in your neighbourhood it also makes it harder for you to see out onto the street which then creates one less house involved in neighbourhood security and passive surveillance.

There are no tv signals in Laurimar, none of our tv's are working, my Sister's arn't either. Has anyone else got the same problem?
