what goes on during a walkthrough nearing the end of the building process? Are there any tips of things that you should look out for when inspecting?

When we built out house, it came with light globes, and I asked for them to be replaced if they were not working! Wow, I thought builders supplying light globes was standard. It'll be interesting to see how it goes ***edited to correct name*** Ooops! I just realised I'd put the wrong company name! But I did contact Kevin at New Home Inspections earlier in the building process about getting an inspection done & he seems very competant & nice. We decided to go with Just Inspections due to time factors & price (& I talked to *a lot* of companies)...so I'll be very interested to see how the inspection goes tomorrow. $1.50 per sq meter (inc gst).......we're with the same builder as you, all good so far. There will definitely be too much going on during final inspection though for us not to miss something. I think <$400 to have an expert, who is not emotionally attached inspect such a large investment is worthwhile. I could just see us arguing over something silly like a paint splash only to miss something like a misaligned wall. Also, there are a lot of different inspections on that site. What inspections do you think are necessary? We did not get a frame inspection. He proceeded to say that anyone offering New Home Inspections, or Handover Inspections are just crap and not to bother wasting your money on something like that. He said all they do is ask the builder whats wrong with the place, the builder says "nothing" and away they go. So now I am really confused He said it would only be worthwile getting someone to inspect it if they were a certified engineer........ Our Adenbrook home was completed in September. We had some warranty issues with our unit - we had a professional inspector look at the place. He prepared a report that identified the defects and specifically how they did not comply with the relevant building code/guidelines. We gave this to the builder and he fixed everything straight away (even some items that were not defects - nice guy!)
