In saying that if it is a family home then I would look at adding a second toilet somewhere - even in a corner of a garage. The only other thing I would say is to access your garages internally. They both have access to hallways so it makes it much easier to have a door straight to the inside. Very interesting design. We are working an a site up front at the moment which only allows us 11m max frontage. My inlaws have managed to design a pretty huge house - but it is close to 35m in length which helps. But to fully understand it I would like a little more information on the site size, boundary locations, aspects and family size/type. Initially I do not understand the planning. Im also interested to see the other materials you are planning to use as I can see you have noted flexicoat for the floor I will ask the questions for you to consider and answer. This based on the fact I know nothing of the points noted above. 1. Why don’t the garages connect into the interior of the house, at least one side? 2. For a small plan why have you divided the space with the wall between the kitchen and the lounge? 3. Why is there circulation space down both sides of the lounge space? 4. Why doesn’t the sitting room open off the entry? This will allow you to increase the width of the lounge and connect it to the outdoor space. Add the 5.7sqm of wasted corridor to the living space. 5. IF the site boundaries are very close to the building line, why have you divided the outdoor spaces into smaller disconnected spaces? 6. If you are trying to create natural cross ventilation it will work, but you could move the body of the house across to increase the open space to one side. 7. Site size is 16 meter frontage and 39 meters depth. 2 Adults no children. Backyard will be fruit trees and vegie gardens. 1. I am thinking of direct access from one of the garages. 2. That is what I like to seperate the kitchen area from the lounge. 3. The plan is to have setting areas looking out to the 2 outdoor areas. 4. The setting room will most likely become a movie room. 5. One out space will be undercover with a gas log fire the other has not cover which will be a court yard with water features. 6. I am trying to create cross ventilation and bring the outdoors in.
