Hi, Someone please help a very confused new home builder.
The soil test on my block was done to a depth of 3600mm. It has come back with: at upto 400mm- Gravelly Fill:Dark Brown with moist moisture andf friable consistency, at upto 1000 mm-Silty FILL : Orange ;Gravelly, very moist with soft consistency and between 1100 and 3600mm- Silty Fill Light Grey, Wet and Soft.
My builder says that as they have not found natural ground he cannot give fixed costs. Once they start building, they will keep removing the soil until they reach the ground and based on that they will charge me for the soil removal and concreting.
Can someone please advise if this is trhe correct way to go? If they can remove soil at the time of building, why cannnot they remove soil from one footing area now and see at what depth the ground is at. Once they can ascertain this, they should be able to work out the costs.
This block of 550 m2 in Ballarat is fenced with houses on all three sides and in every other direction including across the road.
