Browse Forums Building A New House Re: McDonald Jones Homes - The new thread 769Apr 06, 2011 6:02 pm Hey Guys, Long time between posts, finally have gotten the contract, really helps that I'm doing a course directly across the road from their Thornton office Happy with the contract, about to sign and then the wife noticed that their wasn't any inclusions regarding the provisional allowances they were going to put into the contract. When I sent my CLO an email this morning regarding the missing provisional allowances, I was abruptly responded with "It is a McDonald Jones Homes policy that they do not include provisional allowances for works not conducted by MJH" Well what can I say, this annoyed me very much considering that all along I have been told by 3 of their representatives including my CLO that they would be in the contract to satisfy the bank. Grrrrrrrrrrrrrrrrrr. Question, has anyone else had success regarding Provisional allowances for drive ways/fences, etc? If so was it through the Bank or the contract? I work at a bank so I'm involved with builders quotes and tenders. I have seen builders put items in tenders they are not doing to enable them to be factored into the customers loan... but those same items cant go into the contract because firstly the builder would need to pay a GST factor on the amount but more importantly he wouldn't get final payment from the bank until the works were completed. Now those items have come out of the contract if that is what you are saying..the money will be left in your loan account on completion and I would imagine be released to you when you complete that work with another contractor. The main thing is that including it in the Tender allowed you to get it considered into your loan. The bank will be happy you allowed money to finish off your home. Hope that helps. This means they provisionally approve the full amount we require. We are not tied in any way to the companies we got the quote off, or the figure they quoted so we can change suppliers when the time actually comes to engage them. We are with Maitland Council right now, it has been four weeks last Tuesday since we submitted and rang yesterday to be told it has been approved but just waiting for the formal paperwork to be finalised. Pinnacle we are building the monte carlo and asked for a quote to have the whole house rendered instead of a bagged front and was told $7k. I think bagging the whole house was $3-4K. Now I'm more confused and a little peeved. The consultant that I spoke to on the phone told me the following. Paid LMI insurance for the land - $4000 (rough) What we were told all through the process is that the LMI would be topped up from the Land Loan to the Actual House loan ($8000 total), now what she is telling me is that I have to pay LMI for the whole amount again?!? Which is $12000? Surely this can't be right due to me having already making a contribution towards the land loan??? Please help my head hurts!!!!! Rain has been stopped long enough for the concretors to form up and the slab is getting poured tommorrow. Concretors are deperately trying to catch up so they are working on a Saturday. Frame has been delivered so there won't be any hold ups unless the skies open up again. Had some good open communication with all parties involved since last post and hopefully anyone else building in this area will not have to go through some of the same issues we did. Supervisor is on the phone often letting us know what is happening. Now all we need is for a long enough dry spell to run the power in (170mtr trench) and get the septic done.
