is 70 wall area or floor area? and also how high are your walls? Im not sure what the prices up in the gold coast are but in SA, I would pay some one say $16.50/m2 (upto 2.4m) then give an allowance per items like window sills/doors/architraves and over 2.4m high walls etc. If I was to give a m2 rate (floor area) I would give them from $20 - $34/m2 depending on the quality of work im looking for (dwelling dependant). $20 would be a pretty sloppy job and with would not include siliconing of any gaps etc. and would only be 1 layer of paint. For $30-$34 I would be expecting a sand down/sand off/all gaps to be filled/base paint + 3 layers of color paint over then a final wash down and clean up + touch ups etc. To paint something like ur place 2 bedrooms + a corridor (walls only) - I would allow $23-25/m2 for a good quality job, if converted into an hourly rate (use $40 to supply and install), it works out to be just under 6 days of work which is more than enough. Obvioulsy that rate is for private and not builders. If you want to know how I got those rates, I am an estimator and building surveyor. Hope that helps, if theres any problems just post up. I was just wondering if there's any particular reason you are only having the walls painted and not the ceiling, cornice, etc.? Unless it has been freshly painted recently, it's probably a good idea to paint everywhere otherwise the areas that aren't freshly painted may show up as quite "dirty" against the fresh paint? I am definitely getting MANY quotes. Obviously this'll be easier and more accurate once they can actually come and see the apartment... All I know is we expected it to be around $500, but then someone at my work got her entire house painted (only the inside, not outside) and this is 2 large bedrooms, long hallway, and large lounge room, kitchen, 2 bathrooms and all walls/ceilings/architraves/cornices, etc, and it cost her $850. She's on the Gold Coast. *shrug* My mum also is getting her house painted (outside only, and including window sills and around windows and doors and the gutters/spouting whatever it's called, trim, etc) in Melbourne and it'll be about $1,000 or something. Someone asked whether my place was 70 sq metres on the floor or the walls. I just realised I'm dumb. I meant walls, not floor. It's 70 sq metres on the floor area, but when I think about it, the actual walls to be painted aren't many. In the lounge, it's all walls but one long wall is mostly balcony doors. In the master bedroom, there's really only one full wall to be painted. One wall has 2 doors in it (ensuite and main door), another has the balcony doors all along it, and the other has built-in robes (mirrored) all along it. The second bedroom has a large floor to ceiling window on one wall, mirrored robes on another, and really only 2 main walls (one of which has the door on it)... So it'd be a LOT less than 70 square metres, wouldn't it? Now I'm embarrassed at my ignorance! lol But relieved too I must say. Oh, and Jo, was it, who mentioned getting the ceiling and cornices, etc painted too, that is a good point. We're just really trying to conserve costs. And see, to me anyway, the paint on the walls doesn't particularly NEED repainting. There're a few thin cracks but that's really it. It's all good really. But we want our own colours. We don't want all white, which it is now. The ceiling appears in new condition, though we don't know when it was last painted or if it's even been painted since the building was constructed 12 years ago. (if it hasn't been painted since then, would there be any signs?? Like, I can't see anything wrong with the ceiling paint at all) Thanks again! How the hell did I become a senior member!? I know a couple of people who have been caught out on this before. The ceiling etc, looks fine UNTIL the walls are painted and then they look really dirty and untidy in relation to the fresh new walls. The problem is once the walls are done and you realise everything really did need to be painted, you've pretty much got to do the whole job again. It's pretty much impossible to paint the ceiling etc without getting it on your walls. So by trying to save money, you may cost yourself money in the long run. Maybe it's hard to tell what the ceiling really looks like because it's one of those textures ceilings. It's not smooth. It's like that stuck on popcorn, textured plaster kind of ceiling, you know? Re: Insanely expensive price for painting!! 11Jun 06, 2008 4:55 pm If it is like popcorn I think it's called a Vermiculite ceiling....now before you get the bug spray out...it's a ceiling that was popular in the 1970's....how do I know this FIL was a painter/decorator in the 70's and 80's.....life was simple then Vermiculite and Mission Brown was all you needed......

At first I quite liked it, but now I think I'd prefer a normal smooth one. I think smooth ones make the room look bigger... Is there any way to make it smooth short of actually replacing the entire ceiling?? (could someone cement over it to make the surface even and smooth and then paint it?)
