We are building the Hermitage 4 bed, study, completely modified version at Muscle Creek in the Upper Hunter. We paid our deposit in October and because of a few hiccups and wrong plans and changes we are ONLY up to having our plans go through the certifier. I actually don't like Beechwood, but because not many builders, build up this way,we really had no choice. Plus Beechwood were the cheapest in the end. I built with them back in 1992 and the house was finished in 6 months from deposit to handover. Haven't things changed!! Someone mentioned the Lakeview Lodge being the same as the Hermitage. This is not the case. Similar layout but Lakeview is alot smaller. I have walked through both homes and they are miles apart in space....no comparison really. Wish they were the same. I would'nt be forking out as much money. Our last house we built was with Coral Homes. Highly recommend them. No problems. If only they built in the Upper Hunter. O well, now we wait and wait and wait. Off to the bank today to formally apply for home loan as we have had preapproval, and ask for commencement letter. Another grip is we probably have to pay the stamp duty also because of delays. I think the gov. needs to change the wording on this and it should read,"if contracts are signed within 6 months of settlement of land, no stamp duty is payable." Not the flippin' foundations. Thanks for correcting, i knew they were similar layout, We had beechwood price up both homes for us and in our case there wasnt too much of a difference - i think it was around the 10k mark. My parents built the huntingdale 10yrs ago and took 12 weeks to build - 4 to lockup and 8 to fitout. It was a big reason why we went with beechwood. TBH in regards to communication and timeframes i cant recommend them at the moment - Im sure i will in regards to the quality of workmanship - as i know there finishes are great. I had someone from HO call today and said they would get state GM to call me today - well its 3pm here and havent heard from them yet. Welcome Marina....you made me laugh when you said "I dont actually like Beechwood"......Builders is all I can say I think they all have there set of problems.....also re the stamp duty I started a thread and you can apply for an extention with the OSR and if its out of your control they will consider a extention, someone posted today and said they wrote a letter and a extention was approved till August, I also have the same issues and been pressing Beechwood as my 6 months is up next week and we are so close to the slab being laid but the rain is holding it up..... Damn mother nature! Acre - Lets hope its all action for you today fingers crossed...really they should be there now, the building people always start at the crack of dawn, our neighbours of where we are currently living have just undergone renos and seriously they are hammering at 6am no need for the alarm! Central Coast phoned while i was on my way home to say they were sending my file to Head Office. I had a quick look at Austral Bricks. Wow i think that this will be the most difficult choice. Did they give you addresses of homes that had been built with certain bricks? It is so hard to choose from a small display wall. I hope the weather holds out for everyone. Yep its more money that is not included in the Tender, basically you get a basic electrical package which is mainly a light point and power point in every room, once your file is finalised and in contruction it gets sent also to Costa's who send a pack with there upgrades and extra's (ie downlights, TV areials, Data, etc) you then have an appointment with them and complete your electricals, basically we would like Downlights, extra powerpoints, More lighting in the garage, and outside and also they complete the phone line hook up, from the pricing list that they sent us we are looking at another $4-5K have to say like you I though it was all included well it is but not to the extent I thought, but I will be able to let you know tomorrow all about it, but I know its gonna be expensive...... . No Address we just went to Austral head office at Horsley Park and they have everything there, the tiles, facia's and guttering and you just get a stand and go around to all the walls and match everything up, we had to pay an upgrade as we didnt like anything in the standard range for the Gensis, I think we paid and extra $1100 to upgrade to the next range and we settled on the Metropolis - Marcasite. We are also building the same plan - i think the Lakeview lodge is the updated Hermitage (or the other way round) I sure hope your place starts soon. Our 28days ended at the end of feb and we are still waiting, We were getting excavated last thursday but no one turned up - peirs were being done this week but i guess that will now be put back. We are planning on being in around September so we should be around the same time as each other. Are you going through Beresfield? How are you finding them? We are and finding them VERY relaxed (i hope thats the right word)[/quote] We're building in Singleton. Our 28 days finished yesterday how ever the 28 'working' days gives them till next Wednesday. None of this really matters as I was told on Monday that we will have to wait another 2 weeks just for our start date. Apparently there are about 6 homes in front of ours in the construction breakdown stage. This back log has been caused by someone leaving over the Christmas break who has not yet been replaced. I have been told that this should not impact greatly on our 'completion' date as they factor in a couple of weeks worth of delays into their timetable. We'll see!! Yes, I am finding Beresfield very easy going and 'nice' . Everyone seems lovely and we've never had an issue with anyone getting back to us. I would've liked a bit of pre warning about the 'paperwork' delays. They had to have known there were going to be some with that big of a back log building up! Being in limbo waiting for a start date is enough to drive you mad. On our block we have a lot of landscaping ideas that we can be moving on while the house is under construction however we at least need the earthworks done before we can get moving on it! I'm pretty patient but if I don't know how patient I'll be if we don't get a date in 2 weeks!! I'll be ringing next week anyway just to keep the communication going Will keep you posted.
