I was wondering if PD will release all the documents for our appliances with the warranty cards etc.. This is one of many PCV items (which should be called PD forget's items). Can someone offer me a next step as I am not keen to pay again, our CSA has even advised that it was her mistake. Hi George's, The best way to get clarification on these items is to organise a meeting with your CSA and ask them to go through the items in question in detail. I also recommend putting your queries into writing for your CSA so that they can better help answer your questions. I will post an update, as it seems that they are, as you said covering themselves. Domestic Building Contracts Act 1995 Section 28: Fixtures and fittings are included in contract price The cost of any fixture or fitting shown in the plans and specifications included in a domestic building contract is to be taken as having been included in the contract price unless— (a) the contract states that the fixture or fitting is not included in the contract price; and (b) the building owner places her, his or its signature or seal next to the statement. I'm off to go and re-read my contract tonight, as it appears that "whilst Management agree that I have made the appropriate selection, and this should be supplied only upgraded items are listed in the Contract. As there is no mention of the item in the Contract the conclusion is that it is to be the standard item as the Contract works in conjunction with but overrides the Colour Selection". Not sure how they know how to build my house without all of the documents though I think I've missed something here, but will go and check it out , and await a response from them verbally tomorrow. In no planet do I feel like a customer, or that PD have any desire to make me a happy camper. Jess, I think that getting things in writing is a joke, as this is precisely why I am in this mess. I asked the question and had a response in writing, and now it is totally invalid. As per above I'll go and read all of my documentation and see where I stand. PD are more than happy to refer to their "Most Professional Builder" tag and all of their advertising until it really matters. No volume builders outsource quality control inspections. This is done mostly by the SS. They have a book for every home under construction detailing every stage. They confirm individual items against a thorough checklist for each one of these stages. Whether or not this is properly utilised is a matter for each SS ie. how competent he is or how much time he has to action it thoroughly. I do not expect access to such reports seeing as they are a builder’s informal in-house protocol. The reports I was talking about are independent surveyor’s reports. These are inspections of engineered construction elements ie. footings, slab, frame etc. These reports are hardly worth getting excited over though- they are standard form documents with nothing more than a big tick and signature confirming the stage was passed. Also, these ‘independent’ surveying firms are not exactly impartial. They are commissioned by the builder thus favouring them to get return work. More often than not little technicalities and breaches will simply be overlooked and ignored. In any case, I delayed my progress payments for the slab and frame stages until I was provided these reports, at which point I went mental at the builder because I had unthinkable defects with my home that were overlooked. The best thing to do would be to arrange your own experienced inspector at least twice- just before plastering and at handover. Lunchtime The nightmare client comment is a take on what our SS has already said about us. The thread that you draw attention too is about wanting to cash in on builders errors. I just want my house built to the proper standard as promised by PD and my SS. You need a lesson in comprehension. What I wrote was that “I have a reasonable expectation that my home will be constructed on time, within budget and in accordance with all working drawings and building regulations”. That is my primary objective and desire. If my builder breaches our contract by building a defective house then I will seek damages in the form of monetary compensation to the full extent possible. Yes I am in Reflections- just look for the prettiest house on the street I don’t want to name my builder until I am finished with them. Yes, you should expect user manuals for all appliances. I requested (and eventually obtained) copies of all surveyor reports, engineered drawings for my slab, footings, roof truss layout etc. (these are not the ones included in standard drawings issued to the client). I even received correspondence between the builder and third parties in respect of various problems with my build. Probably received other documents too but can’t remember now. Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 14066 I would never build with Fowler homes.
