Browse Forums Building A New House Re: Porter Davis homes 1187Feb 22, 2011 4:41 pm Is it worthwhile to get a independent inspection at the base stage? ie. before the slab is poured. I've heard that its important for the foundations to be right so that there's no major problems later. However, my SS tells me that there will be an inspection by the guys who issued the building permit anyway and suggests its not necessary. Re: Porter Davis homes 1188Feb 22, 2011 5:34 pm Victoria_g06 fingers crossed We had a walk through inspection with our SS on Friday and we were told that a water mark on our timber bi fold doors, told on Friday that sugar soap would get it out and today we went and had a look and well well well that water mark is now darker than ever !!! Seriously where is the quality control!!!! cant seem to add a pic to show you You need to upload you pics to a file sharing website like http://imageshack.us/ and then link it to the board.. Uploaded with ImageShack.us this is the door Site cut: 2 June 2010 Slab Poured: 2 Oct 2010 Frame Stage: 12 Oct 2010 Lock up: Dec 2010 Fixing Stage: March 2011 http://karasdreamhome.blogspot.com/ Re: Porter Davis homes 1189Feb 22, 2011 5:38 pm menang Hi, I hope someone will be able to answer the following: 1. Any idea how long the construction will start after the second soil test? The second soil test was done about 5 weeks ago and I'm still waiting to hear back. 2. I remember the sales person told me that PD will guarantee to build house within 20 weeks, is the calculation of this from the site start date? Thanks! The site start date is the date that they scrap your block getting it ready for drainage = we are all running late so dont count on the 20 weeks - guarantee .... they guarentee alot but have everything put in writing and ensure you hire an inspector for each stage Site cut: 2 June 2010 Slab Poured: 2 Oct 2010 Frame Stage: 12 Oct 2010 Lock up: Dec 2010 Fixing Stage: March 2011 http://karasdreamhome.blogspot.com/ Re: Porter Davis homes 1190Feb 22, 2011 6:57 pm fingers crossed We had a walk through inspection with our SS on Friday and we were told that a water mark on our timber bi fold doors, told on Friday that sugar soap would get it out and today we went and had a look and well well well that water mark is now darker than ever !!! They painted it two shades darker to hide it Re: Porter Davis homes 1191Feb 22, 2011 7:23 pm Thanks heaps Roshi. I called BACV today, they said to dispute the colour and PD will have to prove off white not natural. Meeting the supervisor one of these days and will take it up. Fingers crossed I made it amply clear that I would be claiming compensation if they finished later than the date stipulated in my contract. BACV made it clear that the number of days stated in Schedule 1 of the HIA contract is all the time they are allowed unless they ask for consent and you give it. I think thats the correct schedule number, its mentioned somewhere else in this thread too. Next week is our PCI. I hope all goes well. Biggest problem at the moment is when any toilet is flushed the sewage pipe in front of the house overflows and creates a mighty stink. That has to be fixed before we even consider moving in. The rest are mostly cosmetic. Hmmmmm...... Let me tell you that they tried to claim the extra days from us which we promptly declined they quoted some clause which in fact states that if they delay is not the builder fault - which it is - so they will ask but you have to let them know within 7 days which as I mentioned we turned them down, So as of the next week they have to pay us = we have gone through the house right through and taken heaps of pics and emailed to them in order for us to have a record and for future reference for any issues which may arrise - Also be careful as they have also asked us for fixing payment and they hadnt completed everything such as shelves through out the house - again we needed to turn them down in writing within 7 days our issues and we havent even finished fixing stage include - bowed ceiling, uneven window frams, water marks on timber doors, our stairs have been unevenly stained, skirting boards are just stuffed and today i was told that its because of the heat and the rain???? really??? think again Site cut: 2 June 2010 Slab Poured: 2 Oct 2010 Frame Stage: 12 Oct 2010 Lock up: Dec 2010 Fixing Stage: March 2011 http://karasdreamhome.blogspot.com/ Re: Porter Davis homes 1193Feb 23, 2011 10:23 am Hi again Insulation: we're about to put down a depoist with PD and I've only just realised just now that it seems that PD do not insulate walls as standard Is this right? And has anyone added insulation to the contract and roughly what did it cost? Also, are you happy with the heating unit? Word of advice, PD has to ensure that your house is rated 5 stars in any orientation. Sometimes in order to meet 5 star rating PD will include wall installation at no charge. I suggest that you wait until you have the energy rating report (at contract stage) before upgrading insulation if you need to. Our house was 5 star rated but we still added R2.0 batts to external wall for $1,102. Only used the heater a couple of time so far & it is fantastic. __________________________________________ Built Camberwell 29 with PD - Hand Over was on 22/12/10 http://ssazcamberwell29.blogspot.com/ Re: Porter Davis homes 1196Feb 23, 2011 12:13 pm tstr1a lastone Hi again Insulation: we're about to put down a depoist with PD and I've only just realised just now that it seems that PD do not insulate walls as standard Is this right? By law any new house has to have a min standard (5 star rating) Pd will organise this if you build the standard house. If you have any variations and your building doesnt meet 5 star rating, then you will be paying for it. We had to have 2.0 insulation in the walls and it costs us around the $1,000 mark Re: Porter Davis homes 1197Feb 23, 2011 12:21 pm We also built with PD. Toilets were stinking for months.....be patient, maybe they will fix it properly....one day. You will probably do what we have done, 16 December we have accepted the house (KEY!!!) with boiler, oven, and hod not installed otherwise we would have spent Christmas on the street....They know people wants to have the keys and do not have other place to go (rented property to leave)....so they are going to finish everthing last minute and quickly which is resulting in really bad quality work. They had to come 3 months later to level the boiler. Really difficult to do the work properly! As soon as you change the ceiling height, or a window to a door, it's no longer standard and the cost is passed on to you. Re: Porter Davis homes 1200Feb 23, 2011 1:32 pm We added R2.0 Gold insulation batts to all external walls for a cost of $3230. The insulation they wrap your house in is apparently rated at .5 so we should have a total of 2.5 to external walls. I hope........ Wow that is terrible about the insurance! I guess ideally proof of insurance should be provided prior to first deposit but I'd imagine they would refuse to be out of… 17 14234 There isn't any need to.
