Acherion - Acacia is far more affordable than Ivanhoe Grammar (which is in the same street)...I, too, thought it would be unaffordable, but I've just taken a second part time job which covers the fees. We're lucky to not have a mortgage though, which does help!
It's great that you're considering these things now, before you have children. You have many years up your sleeve to plan financially for your family's future education. And by that time, I'm sure there'll be a new secondary school around here somewhere. I know there's plans for one at Laurimar Estate.

guys,

my nearly completed home got broke in...sinks, sliding doors got stolen...couple of tiles cracked and wall slight damaged...

has anyone here came across similiar case in aurora estate? heard of any broke in after people live in? my builder said streets away there is a house which got broke in thrice for ducted heat...

sigh...

Oh tortoise - I am so sorry to hear of this!

We had our sliding door jimmied and our front door too, right at the end of construction. Luckily they weren't able to open either door but they did dent the steel frame of our sliding door (which the builder just hammered badly back into shape) and we decided to move in. I haven't heard of anyone being robbed after moving in (touch wood it doesn't happen!)

the things that worrying me are we r a corner block, with no fence for the time being....as the block beside us which belongs to timeless has just starts to build hence there are some concerns of putting the fence up ...also due to "ENGERY RATING" windows are clear and sooooooooooo many... our blinds only able to be installed 4 days after our moving date...

anyway finger cross...

acherion: i am in for rocking chair...go for it!

I am sure once you've moved in you'll be fine...thefts from building sites are unfortunately a common thing. As Acherion said, at least it's covered by your builder's insurance.

This theft thing is really bad. I am too having a corner plot and completely at the same situation as tort. I can understand the concern.

As far as the idea of rocking chair goes I am in for it just to relieve everyones pressure we can take turns as care takers. Ha ha ha.

On a serious note, as we all are in the same area, we all can keep a watch on each others house even after we move in. In spite of we all having insurance and such stuff. It's better to be vigilant for one another. I think this is what "Neighbourhood watch" is all about.

It's so sad that such things happen. It just makes us lose time.

Builders generally won't go through insurance unless the damage is over 50grand. This theft most likely will come out of the builers pocket.
This happens a lot at aurora, I know of a house that was just about ready to be handed over and every single plaster wall got kicked in and windows smashed, very nasty stuff.

I caught a guy last week at Aurora cruising around looking for things to steal, reported him to the police with a detailed description and number plates also,.

Tort - congrats on your move in date. I'm so excited for you. I, too, live on a corner block. I think the problem with the security around Aurora is that there's such a high volume of new building going on in one area...once you get a large population moving in to that area, the crime should die down. Well, let's hope it does!

From what I hear it is usually other builders and tradies that are doing the burglaries. Not to say that I think tradies are thieves but there would be a small number of rotten eggs.

On a positive note, we completed our tender and will sign our contract next month. Hoping that we title in the next couple of weeks (lyndarum stage 27b) so we can start building.

I am interested to hear from current residents how the traffic situation is at the moment. I took a drive out there early morning last week and it was pretty bad. I knew high street would be bad but miller street was also a car park. Is that normal or was it just a bad day? Does anyone know how far off the completion of edgars road is, or the duplication / widening of high street?

If you were on Miller Street on Thursday morning, then yes, it was a nightmare. I drop my son at school (in Mernda) and then drive to St. Kilda junction where my office is. It's such a long drive. I'm lucky that I'm not driving in the absolute peak, but still it takes a long time and the worst parts are Miller Street or High Street (which it can take almost 20 minutes to get from Miller St to Cooper sometimes!!!) and the Western Ring Road - especially G'borough bound after 3.30pm. (There's another really slow point near Albert Park lake but this bit doesn't affect you guys). Cooper Street east bound in the late afternoons (from the freeway to home) is also really really bad.

The traffic around here can be really bad.

I cannot wait for them to open up O'Herns Road onto the Hume Fwy, but I think this is years and years away. I have no idea when Edgars Road is opening.

Has anyone in Stgae 17 of Lyndarum(Redding Rise) started building yet. Everywhere i visit, i see people around but not many people have started building,except the house next to ours who have reached frame stage already!!Still to meet our neighbours though.

Actually I was there on Friday not Thursday. But from the sound of it, I got off easy. I guess that is something I will have to get used to. I am in reservoir at the moment and on a good day I can get to work in the city in 25 minutes. Oh well.

Sorry to say but the Edgars Rd extension won't be happening any time soon. It's to be constucted in 2 stages. The developers that built the Willandra medical centre are responsible for the first section and they have applied to council to have it deffered, council have agreed to the request. As it is the state government's responsibility the council have applied for priority funding for the remaining section, we all know how long funding takes!
I also travel down Millers Rd at 8:30am, some days are better than others but there is always a build up of traffic, it's ok once on Cooper St. I've tried Craigieburn Rd to the freeway, there's less traffic but it's an extra 6km and takes the same amount of time.

I have actually noticed quite a few blocks from stage 17 up for sale, including at least 4 from stage 17b which has not yet titled. 2 of those came down pretty quickly so not sure if they sold or there was some problem with listing them before they titled.

I think you are confusing Aurora with Lyndrum.
