The land was sold off the plan, which is why it's got sold signs on blocks under construction. There's good transport access there with Hillsbus Tway services (T60, T62, T63, T64, T65) as well as the services direct to the city. I doubt Rouse Hill is a dud, Delfin and Landcom have too much interest for it to fail. By the way it is under the authority of Baulkham Hills Shire Council. I wouldn't worry. I had peek at the the Baulkham Hills website and was very surprised to see that most of the applicants are using the same builder, Eden Brae - the same one we're currently considering.
And thank you for the reassurances, hopefully the place will turn out as promised in the marketing brochures. Rouse is Grouse!! One good thing is that Rouse Hill will be serviced with recycled water, meaning you won't have to fork out for a rainwater tank/greywater system. Unless you want to of course If I had the money, I'd invest there. That said, we considered two areas when choosing where to live in Sydney - the NW growth sector and Berowra. I like my peace and quiet, hate the city and all my family is North of the city - and these areas are "affordable" nice areas. We went north-west because if the train line went in, the values will increase markedly and we were concerned about bushfires in Berowra. We have bought land right around the corner in a new suburb "The Ponds" which is right adjacent to Kellyville Ridge and so the new Rouse Hill including the new town centre. I absolutely love the area, my parents live in Rouse Hill and let me tell you value of homes in the area have indeed sky rocketed - and no doubt continue to - the area is definitely a good investment.
