Our land is sloping slightly up from the front and the previous floor level was 2200mm obove the footpath so we intend excavating to put a double garage under the front of the house. As we would like to keep the footprint as small as possible (to make subdivision easier in the future) we can only have one bedrom on the main level. Our options are to either add the extra BR at the same level as the garage or add a second storey - keeping one roof-line. Does anyone have any comments as to the economics of excavation vs adding a second storey? I kown this is a 'how long is a piece of string' question, but thought there may be a few basic rules to work with.
