Existing cottage is just on strip footing and timber framing. Is that easy to do the extension and how much will roughly cost? Really appreciate if somebody could help. Re: 2nd level extension on existing timber framing cottage 2Jan 10, 2011 1:35 pm We considered doing this to our previous home. We were looking at adding a large upstairs extension with master bedroom, small living, study and a large balcony. Downstairs required a fair bit of work too as we planned on moving the kitchen from the front of the house to the back and relocating a bedroom to where the kitchen was. Our home was on stumps and therefore required some major engineering to make it happen. We got some rough quotes from builders and the cost was going to be between $180000 and $250000. This was back in 2008. It wasn't worth doing at that price, would have been major overcapitalisation. We sold and built from scratch. Good luck with it. Re: 2nd level extension on existing timber framing cottage 3Jan 11, 2011 12:36 pm oh, looks like quite expensive, I am looking at extened the whole ground floor up one level, and existing footing is strip footing. I assume quite a bit engineering need to be done to strengthen the footing which is very hard. I am in adelaide, Fairy blue, which city are you in? Is there any builder you can recommend? Thanks Re: 2nd level extension on existing timber framing cottage 4Jan 11, 2011 1:11 pm Sorry I can't help with builder recommendations, I am in country Victoria. I had some preliminary plans drawn up by a designer and used them to get some tentative quotes from three different local builders. You may find a local builder who can have the plans drawn up for you. It cost us $2500 for plans we never used! Building Standards; Getting It Right!
