That's just the company policy at most building companies, if rectification is difficult. Yes, it's wrong. That is very poor trowelling, and the builder will need to rectify it, 100%. The ceilings aren't great but most ceilings in new houses show some abnormalities, especially across large spans. The finish around the cornices isn't good, but the painter should have sanded it down. If the builder was responsible for painting the ceilings then they should fix this. Re: Can someone tells me this is right or wrong !!?? 15Dec 24, 2010 12:38 pm Hi all In my opinion, the guide to standards & tolerances is quoted by the builder when they do poor work, never for good work. If your ceiling has been fixed to the bottom cord of the truss at 600 centres you will always have a bit of a wave in the plaster, seen more at night with batton lights. Because it shows the highs & lows in the surface. Even if its battened out at 400 and not lazer levelled you still will get it. The stopping up is another matter. Paint will not compensate for poor stopping up or joins. They have to be leveled filled so they are flat and or sanded back and repainted. Regardless of the Guide poor work is poor work simple as that. They may as well change it to read " all plaster joins must be viewed in the dark with both eyes closed ". Hope you get it all sorted out. Cheers KW............. “It's just as unpleasant to get more than you bargain for as to get less” George Bernard Shaw. Re: Can someone tells me this is right or wrong !!?? 16Mar 08, 2011 2:31 am Can anyone tell me at the last picture, there are crumbled or lumpy cornice all around the house .. it started losing the edge or shape especially where the joint look not like solid anymore, anyone here please tell me .. is it a defect? what's the cause of this issue ?? the builder refused to sand it back .. Re: Can someone tells me this is right or wrong !!?? 17Mar 08, 2011 7:30 am jimsting, so the last pic does not look like that any more? It is starting to "fall apart"? If so, it's probably due to house settling. How long ago was the house finished? What soil type are you on? Can you post an updated pic? How big is the 'damage'? Our builder purposely did one particular cornice ending in a way I don't like, but the SS said it's better because future settlement cracking will be less obvious and would be easier and nicer looking after fixing than if he did it the other way. With the rest of the job, I find that pics really magnify all the issues which sometimes you wouldn't even notice with a naked eye (unless you come really close and actually look for all these untidy bits). My signature is distracting people from my wise posts ... 2 31581 there is only 20% difference in concrete strength between 20 mpa and 25 mpa, so check with your engineer first if it fits his calculation tolerances.
