That builder suppose value for money has lower base prices compare to other builder but they will quote ridiculous site cost to makeup the difference. I went with another builder that quoted me only $5K for site cost as I dont like to choose a builder that is dishonest with site cost... and probably may give more excuse to charge more.. etc.. I have 700mm of fill too, but you'd have to dig your footings about 600 deep anyway, unless you're doing the waffle, which you're probably getting right?. I have got some quotes from concreters and the extra cost will only be getting rid of all the soil excavated, which is going to be around 5-6 truck loads @ $120 a truck max. And yes my engineer specified 120 mm slab, double mesh too. But you are most probabl;y mistaken about the sitecosts..2.2k is more likely... I hope so.. Hei U-Man, So many unknown things come up during the whole process, to go around and shop for the best may be the right thing to do but are we all able to do that? hmmmmm U r lucky u decided to back out by then...for us..naaaaaa.. just hope it stops here and nothing more...as i m not willing to give anymore good luck to us!!! We are thinking about owner building. has anyone done this at saltwater and were there any problems associated with this Re: Building in Saltwater Coast - Point cook 154Feb 17, 2011 9:49 pm Hi Don, I don't think there's much rock around SWC...our soil report produced a "P" problem site, but only because there waas so much fill, about 750-850mm. We've done the Conventional slab rather than waffle pod, so we had to dig pretty deep. We're owner buidling and it hasn't been too bad. We have recently bought land in Saltwater in stage 16 (which we were told is a builders stage). It is meant to tiltle in June. We are building with Porter Davis, the Sandpiper 33. It is all getting very exciting. We had tender on Tuesday and have colours and electricals in a fortnight. Look forward to hearing about your progress. The Builder's Stage (or Builder's Release) is where the builders sell House and Land packages. Each builder gets some blocks that can only be sold exclusively by them (i.e. the Land Sales office can't sell them to a buyer direct). This release (stage 16) is on the northern edge of the estate, closest to Sanctuary Lakes. It is north of Stage 4 and between Stages 15 and 22. We've bought Lot X. Hope it titles soon!
