Browse Forums Increasing Home Value 1 Nov 22, 2010 7:48 pm Hi Everyone I'm looking at selling my place in the not too distant future and was wondering what option to go with to get the highest $ for my place - (a) close in my dining room to make a 3rd bedroom. I think it was originally a bedroom as it still has part of the wall remaining (arch) so wouldn't be that difficult to do. The remaining lounge is reasonably spacious however there would no longer be room for a separate dining, only perhaps a small round table in with the lounge. I could also advertise the place as 3 bedroom (or 2 bedroom plus separate dining) to give them an option. (b) leave it as is which is a 2 bedroom place with open plan lounge/dining (quite a big area). Would love your thoughts! I suspect I can get more for a 3 bedroom place but I don't know if it's a turn off not having a separate dining? I would go for a) myself and advertise like this - appeals to broader market that way and then buyer can use whichever way suits them. Possibly even do it with a sliding door - this is ok for a bedroom but easier to leave open if they want the dining option. Re: Keep Open-Plan Lounge/Dining OR Add 3rd Bedroom? 4Nov 23, 2010 9:07 am put 3rd bedroom or dining room/ study in the ad but put a sliding door on it now (like Helyn says, cos no door..not really a 3rd bedroom and wont get the $$$) even a bifold, or internal french doors, just something to fill in the hole once the arch goes, then people have more options. If it is a family, they want 3 bedrooms, but a small dining table wont do it for them, if it is a couple /plus 1 they would probably like the dining area, as it is a starter home. with having options people can then choose to have kids sharing and having a dining room, or kids having their own rooms and using the lounge or patio for meals etc that 1 door will make it more flexible and you will get your money back 10 fold probably for the cost of the door. good luck with selling. whaoaoao!
