Remember its cheaper to move it on paper than change it when the builder is hitting nails. I have just a few more comments. 1. Consider the access to the outside. A flyscreen on a sliding door will keep the flies out. Where will the swing door sit when it’s open. 2. Are you considering the TV between the two windows. If so will you be able to see the TV whist working in the kitchen or in other areas of the meals/kitchen space. 3. Will there be other furniture in the meals room other than the kitchen table.(and chairs) 4. Why not open your study into the entry with the door to the top of the room, just below the storage cupboards you can now increase, door of study cupboard closer to the garage wall. This way you will use your entry on a more regular basis, and therefore enjoy the antiques in the sitting room more. The hall furniture can be moved towards the front door. 5.If you flip over the bath/laundry move the laundry door to the short corridor opposite the bathroom door. This will further clean up the hall way walls, more space for nice pictures. Oh check the layout of the laundry with the door move to ensure you don’t loose storage or bench space. 6. Master bedroom. Is it possible to add some windows to the wall opposite the door to both add extra natural light to the room as well as allow for cross ventilation? A room with one window doesn’t allow for air movement on hot nights like a 2-3 window room can. 7. I’m not sure what “RA” means, but is worth using a cavity slider in the hallway rather than a swing door so it is not exposed when your not using it. I would really be interested to see you plan with your furniture layout indicted, also this will allow you to have an understanding of how the layout works before you commit to building. Cheers. Re: help with plan please 24Nov 08, 2010 5:05 am we have started the earthworks, but no slab/ frame as yet and the builder is building it (not pre nailed etc) so any minor changes right this second, can be done..but you have to be quick!! I was thinking that if the sitting room is for antiques and not really used...why dont you combine an antique room with the study (make it slightly bigger but not as big as the 2 rooms are now) ...and use the left over space to make the theatre bigger. If you shrink the master by 100mm each side..add that too. might mean changing your plan a bit, but keep the sq mets the same. just tweak your rooms sizes. crazy having alarge unused room, and a study that could handle the antiques, and a theatre that is too small... but I do like your plan. just some thoughts. Re: help with plan please 25Nov 08, 2010 3:37 pm Hi David 242 and Kiwi,I will be taking your suggestions with me on my next visit to see draftsman RA is return air. Re: help with plan please 26Nov 08, 2010 9:21 pm pattycake4, would you be able to explain how your return air works. I dont see how a single storey house requires a riser for this. When is your unit positioned what system are you installing. Also if the RA is on the living side of the door what system is on the bedroom side of the door. BTW- you can get auto closers for sliding doors! I would move the island bench so that it had 1200mm between benches (instead of 1500mm) and then towards the back wall. I'd also consider entering through the study from the garage-then you can use the current hallway space for storage. By swapping the entry and sitting, you can add a nib wall alongside the appliances in the kitchen-which then gives you a choice of where you want the entry for the sitting to be... I've had a play on paint-so it's rough, but gives an idea.... Re: help with plan please 31Nov 11, 2010 6:17 am maybe use one of your antique tables and lamp on that wall...whaoaoao!
