The results were...... M which is good because at least that was the type of soil budgeted for in the quote. The surveyors noted that the site may also be a P in parts "due to trees of potential influence to proposed foundations, existing trees may have caused abnormal soil moisture conditions" The rest of the report was pretty standard, nothing jumped out as being alarming execpt for the trees and a small amount of rock, so overall we are happy with the results and are glad to finally get them. We have also sent thorugh a request to our sales consultant to get some pricing on some options we were looking at and also some proposed redeisgn of the master suite and bed 4 ensuite, hopefully they weill either be no charge or low cost changes. We got the option of the extended bench along the wall and no overhead cabinets (Or the broom closet) and that was $800. We are jsut thinking that a broom cupboard on the end would be useful. So not much of change form the 6 above 3 under we have already asked for. Hopefully not too costly. Building a Plantation Emperor Q1 at Spring Mountain Estate, Greenbank SE QLD ManCave 39Oct 24, 2010 7:30 pm We put down the deposit on a 9mx11m American Barn style shed with mezzanine floor on Saturday, we went with KAM Constructions in Jimboomba http://www.kamconstructions.com.au/index.htm (thanks to emlet01 for the recommendation). We were impressed with the build quality when we went out to the display. Apparently there is another steel price rise on the way so we wanted to secure the price on the design we wanted and were happy to put down the deposit then to lock in the price we wanted. The build for the shed will take about 3 days, but we are waiting on the site plans etc from Plantation before giving KAM the go ahead to apply for council approval etc, so it probably won't be until next year that we actually get the shed started. Another bonus was that they took Visa card for payment, so we are slowly building up frequent flyer points with the house build purchases, I'll get my "free" holiday in the end of the build if it kills me Re: Henley/Plantation Emperor Q1 - Soil test results are in 40Nov 18, 2010 8:52 pm Woohoo! we finally have our appointment date for the new home proposal Thursday the 9th of December is the big day. Finally we feel like something is happening, it will be great to see the siting and plans for the house and get a better idea of costs. The consultant mentioned that they would need to do more research on costs as we are in bushfire zone and they need to check if there are any special requirements we need to meet - hopefully there isn't we don't want to make too many cuts to the current design. Once we have the siting plan we can take that to the shed place to start that application processes for that and maybe get that in before any of the siteworks happen for the house. Only 3 weeks to go now....
