Almost cheaper to do after hand over??? Is it me??? If it's only almost then go with the builder, it'll be his problem if there is a stuff up ..if you sub contract outside your contract your builder could always blame your contractor for any possible defects leaving you in the middle of a slinging match. There is value using the builder even though it'll cost slightly more. My little lady is the same.. I am capable of doing 85% of the work myself and have other tradie mates who are capable of the rest... but because it will take longer to do the reno due to time constraints that I have.. she's thinking we spend 40K on getting a builder and his assoc. tradies to do the job... For what it's worth, it will seem more expensive but once you account for the hassle of organising it, being home to get it done, dealing with the contractor etc afterward, it is nice to get it all done before you move in. For what it's worth, the margin the builder charges essentially covers their cost of putting the time in to do it. So if you were the one doing it, imagine it as how much pay you would be forfeiting by taking the time to do it - pretty much comes out even. With that though, there's clever ways to go about it. A builder will charge a variation fee, but if you do 5 variations you'll usually get charged one fee, not one per item. Some items you change could save you money, and also if doing whilst building, if there's any damage caused it will be fixed up there and then. If done later, you could damage a wall, cupboard or appliance. What sort of items are you looking at? If you need a hand or aren't sure with any, post up here or feel free to send us a message.
