You noted that you upgraded, can you advise what you upgraded (Ceiling & Walls) and what the costs were at the time? After 5 phone calls to PD we have finally got someone back on our file, although we need to start from scratch But the Consultant seemed quite thorough. Let's see how it all turns out, appointment is tomorrow When we signed up a few weeks ago we got the upgrade on slab, porch & Patio paving but noted that they have changed to include all site costs. Anyone have a strong view on what would be beneficial, as the consultant we originally signed up with advised that we would not be worse off, and they would upgrade to the better deal if it were to occur Thanks We upgraded to R4 batts to the ceiling and R2 batts to the walls. The cost was $2,384 for an almost 40sq single storey, so quite a lot of batts. If you don't alter the house and placement of windows, and you need increased batts to reach 5 star, PD will absorb the cost. If you don't need the batts for 5 star but want to upgrade, or if you change windows (we added a number of them and moved others) then the cost goes to the client. My understanding is that they will upgrade you to the better promo offer, BUT if a price rise has occurred during the time you will have to cop that as well. You can't get the new offer at old prices if you know what I mean. It will be one way or the other, that's what we were told with both M'con and PD. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Porter Davis homes 269Sep 18, 2010 5:12 pm OK. I visited National Tiles agein today, and they've loaned me some samples to evaluate colors. That's a tick for them. The staff at the store I went to were very helpful and attentive. Austral have a new display centre at Lynbrook, and that has a good display set up. The bricks do vary in price across the same range due to the chemicals they add to make the colours - especially the darker ones. I get this. If only PD bothered to tell their customers this. Back to Hopetoun on Sunday to go over it all again. This time, a bit wiser thanks to the posters on this forum Re: Porter Davis homes 270Sep 18, 2010 5:46 pm Yellow Hi We paid our deposit in Jan so this infor might not be recent. Please check with hopetoun interiors. I got this infor from the your interor design guide that you get when you pay your deposit. We chose cat 6 and it cost us $6250 for 50 sq house. Cat 1 Homestead Range - Homestead Buff, Homestead Red, Redgum Urban One Range - Lattle, Macadamia, Nougat Settlers Range - Parchment Cat 2 Homestead Range - Homestead Mushroom, Homestead Tan, Blackwood Urban One Range - Chocolate Settlers Range - Lawson harvest range - Straw Cat 3 Settlers Range - Latrobe, Lonsdale harvest range - Maize, malt Holy cow! Our bricks are Harvest Malt, and they were Cat 1 and zero extra $$. The range is obviously a lot more limited now. Thank goodness I'm not choosing bricks now, because every one of those Cat 1 and 2 choices makes me want to cry. I do like the Lawson, but that's what we had at our old place and who wants to build a new house with the same brick as their old one...? Oh well, the last promo I saw offered some things I would have trampled my own mother to get.... I suppose you win some, you lose some. Re: Porter Davis homes 271Sep 18, 2010 9:13 pm George's Great forum guys, and good to see the sharing of hints and tips. My wife and I signed up to built the Foxley 29 on the 5/9. Haven't heard a peep from PD at this stage. Have contacted the Sales office we signed up with for response, still waiting after 2 days. Not starting off well, but fingers crossed it will all improve. We're doing a knock down in the SE Suburbs. Will keep everyone posted on our progress Today's Update. Yesterday got a call from East Sales Mgr for Lifestyle, scheduled drive past our block and appointment for Sat. Went through the appointment to get Quote finalised to go to Tender, couldn't have been more apologetic and helpful today. Things are looking up Aiming for a January Site start Now we need to see how the Tender impacts the Budget Initial Deposit 05/09/2010 Tender 21/10/2010 Contract 26/11/2010 Site Start 11 Feb Bricking underway 28/03 Fitout commenced 20/04 PCI 08/07 Settlement 15/07 build Blog http://foxley29.blogspot.com/ Re: Porter Davis homes 272Sep 19, 2010 12:30 am Hi everyone, We signed up with pd on the 31st of aug to lock in promo of slab upgrade & evaporate cooling & did our quote for the office on the 3rd of sept. Still haven't heard anything from the office! Patiently waiting! But our land is due to title in oct. I think with any build u have to hire an independent inspector to review each stage. I have heard it's around 500 for each review! For peace of mind we will be doing it! Can anyone recommend a good one for Doreen? North of melbourne? Please pm me. I have been using the envisage studio to help me pic bricks, cols, etc for external & internal house. It really helped. I spent 4 hours last wk playing around with it. Awesome. Still haven't visited hometown but been going on lots of blogs of people that have built or building with pd. This has helped hugely & lots of little things to help me decide on extras like extra insulation, etc. Mel Re: Porter Davis homes 273Sep 19, 2010 9:23 am Kathy&Ben One question about " most professional builder". PD only has R2.5 batts insulation to celling, nothing in wall insulation, 2 coats for paint (Wattyl) and very limited stardard inclusions. Why PD can still be the most professional builder and has good reputation in the market? Really confusing The most evil 5 letter in the world... Money. If you want a job done properly... Do it yourself! Re: Porter Davis homes 274Sep 19, 2010 3:33 pm Hi, We are just about the start the tender process with PD. We are building the Santana 40 and I was wondering if anyone has build this yet as its a new design? any hints? Also, I have noticed that there are few things that can be asked for that aren't promoted at PD (ie bigger bath tub for $40!).. anyone got anything more? Thanks Re: Porter Davis homes 275Sep 19, 2010 9:43 pm Wish we'd known about the bigger bath We made the fridge space wider (it was too narrow for most fridges). We also placed the bifolds that are in the promo in an area where there was a window instead of a door. This cost $500 Re: Porter Davis homes 276Sep 19, 2010 11:09 pm Karlewoop anyone got anything more? Read a lot of blogs! There are lots of ideas out there Pot draws - $400 ducted vac - $1700 (inc vac pan in kitchen) bulk heads - we got these done in the rumpus and entry double shower in (ie hand held and dumper in the same shower) water point in the fridge - $141 higher doors - $92 cavity slider on ensuite - $363 extra cupboards in laundry upgrade to stone benchtops in bathroom $308 eaves - $65 per meter door designs - have a look at the corthian doors website and not just the limited selections at hopetoun door locks 192 each smart wiring = $2500 sliding door in laundry rather than standard - with security door on top then i can leave this open to let the heat escape 3phase power alfresco gas point *2 (one to power bbq and the other to power outdoor fireplace- eventually) Some of these prices will be accurate and some not - I am just going off the top of my head Re: Porter Davis homes 277Sep 20, 2010 3:25 pm Mic Tan Hi, we have built a double storey house with PD (Lifestyle) and the house handover happened on Apr 2010. We have plumbing problem when we moved in less than a month - blockage of the kitchen sinks, powder room and all the toilets of upstairs. We called our SS and PD has arranged the drainer to dig the ground and found out that there is a hole on the paip underneath the ground. After the repair done, our SS told us that it's none of his business and he did it extra for us. What could he say so??? Also, in less than one month time, our tv antenna guy told us that there are broken roof tiles on our roof. We requested SS to fix it asap to avoid any water leaking. But he refused again. We threatened to complain this to the building association etc. They quickly sent someone to check and replace the broken roof tiles. But few weeks ago, we heard the water dropping again in our ensuite. Luckily this time the maintainance team has sent someone in and repair. Last week, another issue - unusual situation, the roof guys told us that PD has forgotten to install/lay the roof insulation for us!!! We are so disappointing with PD. It's our first house and how could PD mess it up. Hi Mic Tan, I am sorry to hear you are having difficulties with your build and understand your frustration. If you want to send me a private message with your Name, Phone Number, and the details of the house you are building and where, I can get in contact with you and discuss it further. I'm here to help. Sorry you have not been contacted yet, generally the CSA calls within 2 weeks once the deposit has been paid and paperwork has been processed, so you should be due to be contacted very soon. I can chase this up for you if you like. Feel free to private message me your details, and the name of your CSA and I will find out what's going on. Good luck with everything. Cheers, Jess. SS yep havent met him yet, CSC yep writes that we have "weekly construction calls" ahhhhh yes last time we spoke was about 3 months ago All in all from I have been more than a little disappointed - from having to chase up a tile appointment 9 months after the colour appointment and 3 months after contract signing. (it had to be a post contract variation!) - no one knowing any prices of upgrades and getting back to me weeks after I have asked - being given different information from the original CSC to this one - my bank simply losing patience with having to ask for documents up th 3 times - my build was the last to start in my stage April 10 site start yep try Aug 10 - a general lack of interest in my build To sum up I get the feeling like I am bothersome to them and they wish I would just go away Unfortunately for PD this is enough for me to re consider all future builds with you. Erin Re: Porter Davis homes 280Sep 20, 2010 5:38 pm @erin, we too had some issues with PD for our house. And some of those are frustrating. to add to the list ... PD does not allow you to get a copy of the contract and think over it before you get to sign this. You find all these things once you have put down the deposit. I cannot sleep over the contract before signing it and changes after the contract signing is a big no no .... sometimes you wonder if you are a customer or not .... We would not go with PD or rather even recommend to anyone. Wow that is terrible about the insurance! I guess ideally proof of insurance should be provided prior to first deposit but I'd imagine they would refuse to be out of… 17 14232 There isn't any need to. As I wrote previously, there isn't a set term, there is just commencement based on earlier of contract signing or building permit issue and… 24 13387 Three options 1 Ask the liquidator 2 Find another PD customer and ask the source of their report 3 Pay for new report 3 6491 |
