Browse Forums Building A New House 1 Aug 28, 2010 9:19 pm Just wondering if anyone could advise why our slab edge is turning green .... please refer to the photos below: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Damp Slab Edge Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Damp Slab Edge and vertical perpend We have located a damp proof course by looking through the weep hole but it does not appear to continue across the entire brick width .... only continues to cover the first row of core holes of the brick. I believe a DPC should continue out to the brick face edge to meet the BCA requirements. Looking forward to your advice and comments. Re: Damp Slab Edge .... Re: Damp Slab Edge .... Opinions Please !! 4Aug 28, 2010 11:02 pm Is this on the south / shady side? What's the soil like around it? Always moist? What's the terrain there, is it sloping towards the house? Any trees or large vegetation close by, opposite of this wall? Any pics? I think a shot of the area surrounding this part of slab could help a bit ... My signature is distracting people from my wise posts ... Re: Damp Slab Edge .... Opinions Please !! 5Aug 28, 2010 11:46 pm I agree, that loks like your mortar, and the excess that falls over your slab from your brickwork. It doesn't look harmful, but it's certainly not attractive, so I can see whay it's a worry. Could it have something to do with the dampness from a wet winter? Dear J.K. Opinions Please !! 6Aug 29, 2010 3:16 pm Hi Everyone Thanks for your replies and comments. The location of this green mortar which also extends down into the slab edge is located on the north west corner of our house. Also there is no garden shade being thrown onto this area or fencing shade either ......this elevation is completely open to the north west sun and this is why we are concerned. Landscaping also consists of Tuscan pebbles (medium to large size) which are also graded away from the house. Unfortunately Lex I can't supply any photos at the moment but think I have answered your queries above. We have noticed a slight patch on the other eastern side of the home, but agree this would be due to lack of sun due to the fence casting shade into this area unlike the green area which is receiving full sun. Regarding the DPC installation only being carried over to only half the brick width ..... any opinions if this is acceptable ..... or should it be followed up to be in line with what are requirments of the BCA .... that is it should be visible on the outer wall of bricks. Would really appreciate advice on this as well. Re: Damp Slab Edge .... Opinions Please !! 7Aug 29, 2010 7:24 pm North west = full sun all day ... meaning that there might be some underground problem. Maybe you could firstly dig carefully around there to see if the soil is wetter down - maybe some broken pipe? Then probably get the builder to have a look ... In regards to the flashing - my theory is that if the flashing extends past the holes in the bricks, it should be fine, but I'm not sure. If it only goes up to the last set of holes, then I don't think it's right since any water would be sliding right into the holes / bricks and soaking the bottom course of bricks. How bad that would be - I have no idea. Maybe get a qualified inspector or someone to have a look. Or even better, contact your PCA to check it out - I also think that they should do it free of charge as this would have been visible to them at the time of their inspection. Opinions Please !! 8Aug 29, 2010 8:37 pm Thanks Lex, Yes I think we will have to undertake a carefull dig ..... have been a bit reluctant so far as we didn't want to disturb the termite barrier in any way .... don't wish to void any warranty (we have the piped system around the perimeter of the house). Re the DPC flashing .... your theory is the same as ours in that with the barrier only going to midway through the brick....any moisture would be dropping straight into the holes and down to that bottom course of bricks. That's also why we were wondering if this could be contributing to the greening of the lower masonry. Hoping there won't be more drama as we already have weakened and staining mortar from excessive hydrochloric cleaning. Thanks for your interest Lex. Re: Damp Slab Edge .... Opinions Please !! 9Aug 29, 2010 9:47 pm No worries, SherWin ... I just think that the builder should own to this and at least inspect it (as well as the person who approved this, ie. the PCA inspector). My signature is distracting people from my wise posts ...
