We built to very close to the sewer easement on our block, and our slab was engineered to take that into account. The only drama we had was that the water authority couldn't find their own drawings to show exactly where the sewer was located within the easement. Idiots. That caused us a delay of a few weeks.... Anyway, we ended up with piering all along the rear edge of the slab to protect the sewer pipes - and I suppose to ensure the stability of our slab too. No big deal, and less expensive than we originally thought it was going to be. It doesn't mean that you can't build close to the easement, as long as the slab and foundations are done right. You can see from the round sewer inspection hatch in the foreground how close we are (and this is the end where we're about 400mm from the easement. The other end has only a 100mm gap): Re: Waterboard didn't approve our plans... 5Aug 28, 2010 10:30 am yeah I'm a bit annoyed about the builders engineers not finding this out originally, even after me giving the builder the original contour plan that I was given by the land sales office which clearly shows the sewer.... I've sent an email off to the builder saying I'm not happy and why wasn't this all picked up originally... have to wait till monday to see what they say.. __________________________ Building the Concerto with Allorth Homes @ The Ponds Our blog Noddy @ The Ponds http://noddytheponds.blogspot.com PM me re Landscape Plans Re: Waterboard didn't approve our plans... 6Aug 29, 2010 3:35 am Hi Noddy, i got my land only recently and also just noticed that there is a sewer in the middle as well. Not sure whether that will pose a big problem. Hope not. Did the builder not go through the plans during the inception period? All the best man. Its a shame noddy that Allworth didn't pick this up earlier. Please share with us what they say to your email. I perhaps should get ready for same, if we find they stuff up something with our plans, as we prepare to lodge them with Kalina. ------------------------------------------------------- http://homeinkalina.blogspot.com Enjoying our new Concerto with Allworth Homes in Kalina, The Ponds Handover - 28/06/2011 You may still have a case, but your next step is to speak to a lawyer. 3 802 6 7967 Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 4662 |
