However when it comes to the stain I'm not sure of. The high gloss looks great in those spec homes, however some say they see all the dust and the smell of the gloss can be smelt for months. So I've been thinking of the water based. Since I've not had timber floors before just asking the experience of others and what they prefer. thanks Re: Timber flooring 2Aug 27, 2010 5:55 pm Hi Luki, There are differences between oil, water based and poly urethane based finishes. And fumes whilst curing is one of the main ones that seperates water based vs polyurethane finishes, both are capable of semi and 'high' gloss finishes whereas oil pretty much give a matte appearance. Personally we're going a polyurethane finish, 2 coats of high gloss and a top coat of semi gloss on Jarrah, one of my better half's many talents is that she works with finishes on antiques and for its longevity and look are the main reasons we're going the way we are. The flooring company we're going with offer both, but do recommend the PU unless the fumes whilst the PU is curing will be a problem. Not a huge amount I can add until sometime after christmas when ours actually goes in unfortunately.
