Browse Forums Building A New House 1 Aug 26, 2010 2:06 pm Hey all, We have just been told our handover inspection is going to be next Tuesday - Building with M We have already found a few things we want to be fixed up but want to know what the process is, and how fussy we can be about not moving in untill everything is fixed. The things so far are: - Render needs patching up (the gutter was removed and some of the render was consequently pulled off) - Flashing in the roof needs re-doing or replacing in one place as it is exposed and burds/leaves etc could get in we think - Cedar lining in portico needs to be painted clear The other things that are still outstanding we believe will be done as they are major such as exteriour painting etc. Any tips on what else to look for and how your negotiatons with your SS have gone would be great...we are of the opinion that we dont want them to come back and fix anything...but we dont know if thats a little harsh!!! You pay your money on settlement and you expect as close as possible for a 100% home especially when they (Big M) expect a 100% payment. I assume that you would have had an initial PCI - Practical Completion Inspection and then a final PCI inspection? you should have raised most of your issues then. If you are still unsatisfied, you have more than a right to send them an email stating your concerns and would only meet them once those concerns have been rectified. Re: Handover Tips Please! PLEASE!!! ANYONE! 3Aug 28, 2010 4:47 pm Thanks Adam, Yes the upcoming inspection is the PCI - with another to follow when the keys are actually handed over. I have a couple of other things that are concerning me... The facade of the house has some issues: - Leaking in the eave (soaking the cement sheeting through). We have been told that it is wind blowing the rain upwards, but I don't think so. - We have also god a couple of bowed timber window frames (the awning section that rolls outwards). - And the weep holes for the house are all uneven - 3 in a row then a 4th in the middle of know where!!! - The window sill brick work is supposed to be flat but instead is pointing into the house and consequentially the rain is rolling into the house instead of away from it. All of the above faults are in our master bedroom - where we found extenisve leaking during a recent rain storm... We also dont have any of our flyscreens fitted, and for some reason there are no outdoor taps...! We have two in our contract (standard) and even re-positioned them...! Any advice would be great - should we be contracting someone to come to the final inspection with us, and if so what rights to we have - do they have the right to say that the property is not up to scratch and MAKE M fix everything on our list? As we have gone over contract date I have been told we will revieve damages payments as a lump sum at the end of construction - is this the case normally? I am worried that we will go along with it then when we request the funds they will tell us we should have signed something or should have been recieving the payments all along - and now it is too late to claim it. Put it all in writing. I would also write to the builder asking for written acknowledgment of the date that compensation is applicable from. Advise them that you will be seeking compensation from x date (x = the date you think that compensation kicks in). I fully recommend using the services of an independent building inspector for your PCI, or just prior. Just be careful with building stability during construction, that is when the structure may be weakened, refer to your engineering drawings for stability methodology. 1 7226 Thank you so much.
