Some are becoming quite flexible with their building practices. We went with a private builder who designed exactly what we wanted without the expense of an architect. Pricewise we snapped up an absolute bargain but unfortunately our builder was either under quoting (which we have heard from numerous sources) or got in over his head in the end as they ended up going bankrupt just before our house was finished. Our home is 53sq and ended up costing around the $400k mark - not including any landscaping / flooring / window treatments / kitchen (we did that ourselves using their cabinet maker who was a friend of ours). Some things are worth waiting for.
