Chasey congrats on the council approval!! if you haven't already got waterboard approval they will get this done as well. then you will need the authority to commence construction from your bank, & sign off on all the final construction plans & variations. Once you sign off on all of these then they will start putting all of your orders in & you will get your peg out!! we got council approval on 5/3 & then we were released to construction on 30/4 so took just under 2 months from when we got council approval to when they were actually on site. On the menu on the left of the page click on construction certificates, then you can search based on street name for undetermined applications. Hope they approve it soon for you. You progress is super fast I am sure you're impressed! - Mel I must have just missed you then (not that I know who you are lol) but I was there around 3.30 having a walk through each room trying to work out what was what. It's a bit confusing when you've been in the display house a thousand times but you're building the reverse of it! Funny you mentioning your neighbours as my husband and I were only talking about that yesterday wondering why it was taking so long for them to get started. But yes, we are impressed so far. The guys told me they should be done in about 7-8 days including the roof and will be working on site all week. Hope everyone elses builds are going to plan! Blog List add 652Aug 18, 2010 2:01 pm Hi all, I've been checking in and it seems like a few things are moving along for most of you, which is great to see! I haven't had much to report really, been busy choosing colours, confirming tiles, kitchens, bathrooms etc etc. I did have a question for everyone here though....Eden Brae have told us that Blacktown Council will not take any building applications for land that is not yet registered. Is this the case? What is it that Council need to do on the actual land itself exactly? As they'll take a few months, I was really hoping for the whole council approval business to be done and out the way so we could start building ASAP. From October we'll have to start paying penalty interest to Eden Brae which we knew would happen - told the other day that registration is expected to be November instead of October (again expected) but it annoys me to think we'd then have to wait for no good reason for a couple of months due to council all the while paying extra penalty interest to EB. When I spoke to our Developer the other day, she said she'd not heard of this and to get in touch with Council to see exactly what they require and perhaps she can organise a letter from their legal team confirming 1 or 2 things.... Thought I'd see what everyone's experience was here first though. From what I know, if the land hasn't been registered yet, then technically you don't own it yet as you wouldn't have been able to settle on the land yet. I believe the answer applies for any council. Basically the council cannot evaluate your DA until the land is registered because they need to know what are the details of your land, including any easement or other restrictions (e.g. 88B instruments). Blog List add 655Aug 18, 2010 9:21 pm Hi Karry327 we bought our land in September 09, our DA was submitted to council November 09 & we didn't settle on the land until January 10. All we did was get a letter from our developer authorising us to lodge a DA as they were still the owners of the land and handed this over when we signed our contract with EBH. All work on our land was pretty much done at this stage so i am not sure if the registration progress was a bit further along? As dkp mentioned if council has not signed off on the subdivision then it really doesn't exist in their eyes. Good luck! I belive there is some difference from council to council and as a lot are given by private certifiers they can vary. But broadly there are two types. Interim and Final. The cheaper option is to get a final straight away but like you mentioned this usually includes stuff like turf and driveways. I belive (and happy to be corrected or clarified) that the interim essentially only covers the structure and how sound it is, so you don't have to have all of the cosmetics done. Your builder should be able to tell you who they use to certify and what their requirements are for Interim and Final. The other big thing to note is that most banks and financial insistitutions won't release the final payment till you have a Occ. Cert. I'd say if you want to move in shortly after hand over it would be good to get it orgainised early as it can take 2-3weeks- I'm told. (again varies) Unless it's included in your building contract be ready with around $300-500 for the privilage of moving into your home for an Occ. Cert. Your builder MAY already have the ball rolling. Best to check though. As you probably know, The Ponds would "like" you to have done the landscapeing within 2 years of moving in, so no biggie there. Hope it helps in case you did'nt know about it. 0 5117 Your house roof does not show rusting other than some surface rust on the flashings.
