New build. Block dimensions are 15m x 35m but we want to build two townhouses so Mum can live next door. (They don't have to be even in size though). No heritage overlay (phew!) but the council has basically told us to get good architect because they are more likely to approve a sophisticated and progressive design. We're building an architect-designed house in the Sydney Hills area. I admit it's nothing fancy, certainly no floor-to-ceiling windows, but it's definitely not project home either. For the house itself (including floor coverings, but excluding any landscaping) came to about mid $1,600 per sqm. House is roughly 475 sqm (about 51 squares I believe). $2,000 per sqm here will get you that little bit fancier design (more windows, balconies etc.). But $3,000 and up? That's really expensive! If I were to add up all those on top of my head now (architect fee, engineering fee, survey fee, council fee) they are about $20,000. Per square meter, add about $42 on top of the $1,600-ish, so let's just say $1,700 plus. Bear in mind though (at least in my area here) there are roughly three "tiers" of builders. The top tier is about 20% more expensive than the middle tier (where I am). The bottom is say about 10-15% less expensive than middle. Having said that, this is all relative-speak of course. The bottom tier, at about $1,500 per sqm, would still be significantly more expensive than your typical project home builders. No demolition fee, it was a blank piece of canvas with little elevation (about 1.5-2 meters from lowest to highest ground). How far are you into the build? Do you have a single point of contact and do you have access to the house at any time (so you can inspect work and demand fixes etc.)? The journey so far has been nothing but painless! Big credit goes to our chosen builder though; he (yup, single point of contact) is accommodating and 'transparent'. For example, to design our kitchen, he sent us off to his supplier and we dealt directly with them. We also went window shopping on our own for the silliest items like toilet holder or taps, told him what we wanted, he gave us his prices vs what's been allowed. We've changed inclusions like, 3-4 times already I think... I went to the site only TWICE since work began, he pretty much just went about his business unsupervised. Hi Lex There are several architect designed threads in homeone but they were probably a year ago. My house is one of those as well as Mek, ladyice (I think) and at the moment the most stunning home of Michelle (chelle) in Tasmania. I know there are many more here, just cant think of them so early in the morning. Hopefully somebody can find you the links. See, that's what I meant by 'not aware' - I think I wasn't paying attention to this "little detail" long time ago when I was walking thru your blog ... thanks for pointing that out and for the other info - that house in the link is spectacular!! I'm also more interested to learn about the relationship, "rules" and the building process itself, the paper-ology (what kind of contracts etc), builder's admin etc. because ATM I pretty much know what to expect from a project builder, but all these other-than-the-house-itself things are also a major factor. If clients are treated and de-powered in a similar way like with some project builds, then it wouldn't be good, especially considering the 2- or 3-fold price. Raked ceilings in home theater, living room and alfresco. Massive kitchen HIMAC bench tops, 4 sets of French doors some, funky windows, 600 x 600 polished porcelain everywhere except HT and bedrooms. Upgraded carpet, 900mil appliances, colourbond roof. Most of the house is cladding and render with some brick in different places. It's a very architectural house.
