Meeting tonight to go through and sign the preliminary contracts. Also visited Studio M over the weekend to have (yet another) look at colours and options. Pretty much think we've got them all sorted, though not looking forward to finding out how much it's all going to cost. Unfortunately trying to get prices for upgrades out of them is like asking them if they'll build your house for free. I know it's a big secret and all but I think we'll have to cut heavily in some areas once we find out what the real cost will be. I like to know all this in advance so that we don't get there on the day, find out the price and then think 'crap, what are we going to choose now?'. I don't particularly want the price specified to the nearest tenth of a cent. I just want a rough estimate. We've been told by the assistants there that they don't know any of the prices but I have a sneaking suspicion that once we go for our formal appointment they will magically just remember how much stuff is going to cost... call me cynical though. The thing I think is silly is that we've actually purchase some upgrades already based on asking about them and finding out how (relatively) cheap they were. We figured some things would be hideously expensive and that we couldn't afford them but asked anyway just for a laugh, only to find out it wasn't much more and well worth the extra money. Has anyone else had this problem or is it just us? take2 don't forget your insulation Definitely going with insulation. Reverse Cycle Air should help as well! All else fails, we've got continuous flow hot water so I can just stand under the shower until I thaw out. Compared to electricity costs it is so much cheaper. Cost can be real unknown at the moment with so may businesses out there desperate to do a deal, I had the security screen guys out on a maitence call last week and they where saying we where one of the last large job they have done, which was installed in May, I should have pushed harder for a better price. But I followed the rule and made my final choices after a quote because what I thought would be expensive was usually cheaper and what I thought was going to cheaper cost a lot more. I totally understand your frustration about the lack of pricing information. We found at our Studio M appointment that they could give you some prices straight away, but others such as the big ticket items you need to wait until the pricing comes through. Best option is to just get Studio M to price up everything you think you may want, and if it is too expensive, you simply take it out later by way of a Variation to the contract. We found some things like fly screens surprisingly well priced. Other things like the aggregate driveway were very overpriced at about $120 sq metre. Signed our final contracts on Tuesday and just have a few minor things to tidy up before we can get our colour selections booked in. The estate developer also accepted our plans (after some minor negotiations) so we're getting closer to some action. My wife and I actually drove past your block a few times yesterday as we are looking to build in the area too. So frustrating finding a semi flat block that's big enough! We were actually looking at a block just down the road from you, but it's got an odd angle in it and it's making it quite difficult to build the right home on. We may wait for the next stage to come online and find a block there. Seems that The Springs is one of the only estates around there that offer mostly flat blocks! So jealous of your M3tric0n home though, we were actually thinking of purchasing one of the displays at Brentwood Rise but it's too overpriced. We ran into the same problems with flat blocks and odd shapes so it was great finding the one we did. It's saved us a fortune in site costs and retaining. I'm not entirely sure but I believe the story with the estate is that it was originally supposed to be entirely made up of turn-key / house and land packages built by the developer and so they went and flattened / retained all the blocks. They then later changed their mind and decided to sell off some of the land instead (which is why our block contained a rather large hole in the front corner - the original plan for the house to go on it had a zero lot boundary sunken garage). Will be interesting to see whether they decide to level the next stage or simply the blocks they intend to develop themselves. Very happy with our choice in Metricon. We too, enquired as to the price of the displays (including the displays of a few other builders) but were pretty shocked when we learned how much they were going for. Goes to show how many dollars worth of upgrades and put into the displays to entice you. The fantastic looking Adelphi on display at Springfield Lakes was probably the home that got us to choose Met. Anyway good luck with your search for land and let us know if you find something. So the block at The Springs we are looking at is turning out to be slightly annoying to build on due to its shape. We did however find some blocks at Augustine Heights which are larger, for less, but sloping... So it's becoming a game of 'which will be easier' Good luck with your build! Don't be too quick to be put off by a slopping site, you might not be able to build with a major project builder but there are a of builders in our area that will build on these site now. Just be aware it is what is under the soil that can make the difference, there is a M3tricon home being built down the road on a flat block they have been there for a week with a rock breaker I would had to see the bill when that one is finished.
