It is meant to be an energy efficient house, using Hebel Power panels for the cladding, Blueframe timber, double-glazed windows (argon+low-e), using solar passive design, as best as we could considering the orientation and the size of the block. The total area is about 21sq, not including the garage (1 1/2 cars, or 1 car & a motorcycle...)_ We are going for a polished concrete floor finish, for the ground floor. The slab has been polished with a helicopter soon after the pour, and the result is already very pleasing. We will use a sealer to prevent dusting and staining. We found a supplier in Richmond (http://www.conpro.com.au/). Upstairs, we will have polished floor boards. In terms of heating: no ducted heating! We have bought a gas log space heater. We believe it is the most efficient on the market, being rated 5.52 stars (http://www.auroraclimatesystems.com.au). Lighting: no down lights! In the kitchen, we will have a suspended double fluo above the bench, and the rest of the house will have light fittings which won't interfere with the insulation in the ceiling. As mentioned, the windows are PVC double glazed units, with argon and low-e. Those are from Art Windows in Bayswater Vic. (http://www.artwindows.com.au/). I am currently looking for the best deal on Polyester Insulation Batts. If anyone knows a place where they are reasonably priced, I’d appreciate some feedback. Thanks, and all the best to everyone!
