Got copy of sale of contract and just wondering anyone did soil test on Briars village ? Do we need to spend lot of money towards site costing ? Ours is double storey required lot, So too much tensed now, Any support will be greatly appreciated, Shibu -Lot 707 Re: SOIL Test - Laurimar Briars 2Aug 03, 2010 10:17 am Hi Shibu, Welcome to Laurimar I have also purchased land in Laurimar (the Yangoora Wells part) but am yet to start building (can't wait!). I can't comment on the Briars Village area but I can say that if your area has engineering fill, Delfin do a very good job and will be able to supply you with a compaction report. It is very important to obtain a copy of this report to give to your builder as it will save you a LOT of money on site costs. One thing with site costs is that every block is different and until you have the soil test done, you just won't know for sure. My only recommendation is to allow a decent budget for site costs, then if it comes in under your expectations, you can put the difference towards house upgrades Cheers Heath Re: SOIL Test - Laurimar Briars 4Aug 03, 2010 1:29 pm Hi, we're not far from you in Mitchell's Run. Our site costs were around $15k. But same builder as us... a little closer to you guys charged them $5k. What builder are you using? The soil test has been done on our block, our builder took care of all this once we had paid our deposit. I have had a read through our report but it was not of much use to me (as I am no engineer In the end the builders engineer uses this report to determine how much work is required to prepare for and lay the slab for your home. Each builder approaches this a little differently but to get an idea, you can always approach some of the builders in the area (by visiting display homes) and asking the sales consultants for some estimates for your block. Just be aware that this will only be a guide until the soil report is actually done.
