However after talking to an air-conditioning installer I am having second a thought about it. Apparently the indoor unit in a ducted system runs at constant speed. So switching off zones only causes the airflow to increase in the remaining zones, which is noisier but may not really be much cheaper to run. The only system that has a variable speed indoor unit is made by Actron. I haven't investigated much this theory. It may be worthwhile to ask the question in the cooling/heating forum... Hi Tempura, We are building the Laguna. Earlier we had the idea of closing off the open-plan living space at the rear of the house from the front with door, and create a dedicated zone for that. We were also thinking of creating a zone for each bedroom upstairs. The idea was to reduce running cost. However... Three bedrooms will be used with the 4th ones being a guest room. So there isn't much of a need for zoning each individual bedroom. Considering the potential airflow/noise issue the plan now is to have the whole upper floor as a single zone. As for the ground floor isolating the rear of the house does not make much sense because the front is where the staircase is and that area would always be conditioned anyway because it forms part of the airflow path going back to the return grille upstairs. So I guess the standard 2-zones system is the way to go then. The only limitation is that both floors cannot be conditioned simultaneously, which I think is not really an issue. I am not expert on the subject though so you might want to consult some air-conditioning specialist... I just would like to understand the terms and conditions for it, to get $300 per week, in case it exceed that time frame. I heard that we must fight HARD for it I don't want this to happen, but i need to look at the worst case scenario if it does happen. just to prepare myself. and with regards to 150 days after 1st deposit ($1000) put in ... if passes 150 days and the fault is with us (delay in land registration ... which i can't see why this is our fault, but o well what can we do), we need to pay M 0.5% of the total house price (e.g. $300,000), which is $1,500. Let's say next month after that, it is still not registered, do we pay 0.5% of $300,000, or $301,500? And what will the turning point (end of us paying that 0.5% per month)? e.g. is it the day when we see that there's M3tr1c0n truck/builder in front of the lot? My apology for my lack of knowledge. You will no longer be required to pay the 0.5% once you are ready (i.e. you have your DA approval and construction certificate). So basically once everything is in place for M to start building. You actually pay the 0.5% AFTER handover too... so you won't actually need to pay it before then. It will just be raised as a variation and you have to pay it after.
