As we have not titled yet, should we be concern or should we be notifying Maddox regarding this, or are we just worrying too much? 1 meter is a fair amount katie, I hate to say it but you're sure you have the right lot and you measured it in a single length with long tape measure, there couldn't be an issue in your maths? Don't mean to imply your incorrect or anything, but have you double checked it to be sure? What pegs to you check against? The actual title pegs are buried to surface level and then marked with thinner peg sticks with white tops. These only just went in before we settled, so you may want to check your measuring to the right pegs, as there are also others for the services etc that are only differentiated by the numbers or ties on them. This is something that i'd consider fairly critical given the cost of the land, as well as the lot area governs all the related costs of rates, land tax payable at settlement etc. But yes, if in doubt definitely contact Maddocks or your conveyencer to do it on your behalf, ask for a copy of the stage plan of subdivision as this will show the exact dimensions of your lot and identify it by lot number. I'd go make sure you can find the pegs assuming they are in and measure it against the plan of subdivision. For reference we measured ours and it was accurate to within 1-2cm which is as accurate as the cheap tape i bought from bunnings can be considered reliable to. Hi Belial, We've definetly got the lot correct, double checked and triple checked. We measured the land with a 3mtr tape measure (unfortunately that was all we had), but there shouldn't be that much of a decreptancy right? I'm hoping that we may have measured the wrong pegs. Thanks Belial No worries, just come back from down there, rain isn't too heavy but the wind chill is pretty darn cold. So rug up if you do go down , only just starting to thaw out now ourselves. Using a 3m tape your still looking at 4, or 5 sections so depending on how accurate you were, i'd say you'd easily get up to about 20-30cm of variation depending on how specific you were being with placing it but 1m is well and truly excessive. Check the pegs, check the plans, if you don't already have the POS, you might have been sent an update from it which shows your crossover and services location, otherwise you can go back to the original POS in your contract which should show all the correct lengths, as well as give you a reference in relation to the kerb of where you should expect to see the pegs. Our tape we got done there was blue plastic body with a 50m white fibreglass tape on the spool, in a no name brand was about $25-30 if i recall correctly. Not a huge outlay compared to the brand names at $60+ and reusable for measuring slabs etc when the time comes. I think they may also have had some cheaper at about 25m long, as one of our sides is over 30 it was just as easy to get one that could do the lot. Hopefully it was just a incorrect peg, let us know how you got on. That said its probably cheaper for the builder to have a glazier come out to replace a single pane than order a full replacement window. However on the upside your garage frame looks good. We were also told that we could save money on having our fences put up instead of temp fencing. Unfortunatly we ended up going with temp fences as we didn't want to take the risk of having the tradies damage the real fence as there is only little space as it is between the home and the fence which means the brickes need to have access to lay bricks, especially if your garage sits on the boundry of your lot. So what they do is they would have to pull down the fence and work around it while the fence gets damaged. Good luck with your build!!
