Re: Selling your home? 65Aug 08, 2010 4:19 am So we are in the process of getting our house ready for sale What DW has done is given me a run/worklist for each week with the goal of house on the market in Spring Mind you I have only 1 day a week to complete the worklist as caring for my DS(the Joey...get it??)the days the wife is at work and the other days I am working Nightshifts so it is a fairly mammoth task First thing we did was get a Pest and building inspector partly for our piece of mind and secondly so we did not have buyers using minor and cheap fixes to drop 1000's off the price of the home Now only 2 issues needed to rectified and one was repointing "a" roof tile (1 tile) on the whole roof and second was to reseal the shower base (5 minute selleys aqua clear job) not bad for a 80 year old house No pests very happy But he did highlight that safety standards had changed and that the glass in all the doors in the house were non-compliant to todays standards, but as they are decorative it would be detrimental to the house price to remove them and that there is no smoke detector(I have one but never bothered with fitting it) Now we also had a Designer out give some guidance (seems we really did not need it as much as we thought) She was fantastic, pointed out some places for improvement (we had not even dressed the place for her visit) nor did we clean the ceiling fan blades OOPS!! but she suggest getting a smaller couch (I have a 8 seater wraparound couch ATM) instead of tring to match the timber in a tile to pick up the chocolate browns in the timber knots and have that as a basis of the tile colour (great idea really) add life to the house with some plants and set the table with a vase with flowers in the middle (due to the time when the house goes on the market it means I get to use the NSW waratahs which feature in some of our artwork and photos already in the house woohoo) The designer came as part of our costs with the agent so no outlay for that and she said she can come out if we get stuck etc so well worth it Now just hope we catch the eye of some DINK's or empty nesters I went outside once. Re: Selling your home? 66Aug 08, 2010 4:25 am Another suggestion as someone who was looking regulary at OFI before deciding to build Dont have STAGED FAMILY PORTRAITS on show or any personal photos on display but if you do have to have personal photos make it one to a room It feels creepy looking through a potential house and seeing the current owner pics everywhere. Really makes it hard to put yourself in the frame of mind to actually visualise yourself as the new owner I went outside once. The graphics were alright, but the gameplay sucked! Most places that are furnished and still inhabited by the current owners have pictures around the place, and while it certainly doesn't get in the way of me being able to see myself in there, I find it kinda sad...like they have a history in the house and soon it'll be gone...but then, I am totally overly-sentimental. lol How the hell did I become a senior member!?
