Without going into detail could we also include the main feature that people were after - something that had to be included - i.e a corner bar for the guys or a separate sewing room for the better halves ?? Re: New Home Prices across Australia 15Feb 13, 2007 8:26 am Number 1, we had to have a plan that fitted our block as it isn't overly big, with easements at the rear, and an unusual shape (sort of triangular - wide at the front, and long down one side). We found a lot of builders we asked (well, the sales people) were unwilling to alter any of their plans to accommodate, or those that bothered to try were totally clueless as to what could best fit (like being told by one company the only thing that would fit is a 12sq unit - when we are now building a 25sq single story house!). We also had one that was willing to change a plan/make one to suit but there was no guarantees of a cost, and before we could find out how much we'd be up for, we'd have to get proper plans drawn at a cost of about $5K - yeah, no thanks!
Our "must have" was a sitting/lounge at the front of the house with a family/lounge room elsewhere. Having a busy toddler we wanted to have a room that would be toy free for if and when people dropped in. Second Time 'Round Re: New Home Prices across Australia 16Feb 13, 2007 10:30 am Hi There,
Building in regional VIC. 31.98 Sq for $6879 sqm. This includes site costs big outdoor room with Mains gas and electricity, pantry the size of my current kitchen. Timber flooring throughout. Feature doors. Getting excited. Took wall off 4th Bedroom for a children's retreat and shelved the robe to put all those toys away into. Up to Slab stage and I too had $5,000 rock provision allowance which they thought they would find some due to soil test but did not yay!. 43sq double story brick, added alfresco area(5x5m), kitchen has upgraded layout, 2700 ceiling height downstairs, 2400 high doors, upgraded facade, sarking, color through roof tiles(not painted), site costs included. also a fair bit extra has been upgraded $330k = $7674 per sq not included are floor coverings(tiles/carpet) and kitchen appliances and driveway that we do after completion. these added together come to about $35k.So about $365k total. already own the block, knockdown/rebuild Costs are fixed atm and we are waiting on council approval atm Site costs were a ripoff, but compared to other builders total costs it still worked out cheaper, Re: New Home Prices across Australia 18Feb 13, 2007 11:34 am Tam Hi There, Building in regional VIC. 31.98 Sq for $6879 sqm. So Original price with my Facade is 171,000 end price was $220,000 no land with all inclusions and amendments.
